We have had FCS as our property managers for the past two years. Immediately upon us hiring FCS they did a thorough review of our financials and long-term capital reserves (bringing in an outside reserve specialist to assist). Working with our finance committee, their management team recommended an aggressive course of action to allow us to replace our roofs (over 30 years old without replacement and costing us thousands a year in leak repairs). At a special meeting with the owners yesterday we passed a special assessment that will allow us to complete all the roofs this year. It was a hard pill to swallow but it passed unanimously because of the hard work done by the committee, board and our FCS management team.
To the entire team at FCS and particularly to our manager Holly - I just really want to say that you are fabulous to work with. Very patient, good listener, great communicator, and so quick to respond. So thanks for all you do for our community. The owners are lucky to have you!
In just under a years time, FCS has helped our association of 76 condominiums dig ourselves out of a hole created by years of non-management. We had a management company that was big talk, but I'm pretty sure all they did was write themselves a check each month out of our account and that was the extent of their service. First FCS trained our board on their roles as board members - our amount of hours volunteering didn't increase, just our understanding of our roles. And FCS helped us as partners in management - more than just another vendor - but as active participants. As a direct result of our managers training we now have more money in savings, better relationships with the homeowners and less people in general complaining about the HOA.
Had the displeasure of working with FCS about repairs to my vinyl siding. I was told by the gal setting up the work order that the person doing the job would contact me--No one ever did. I came home to find that someone had taken a knife and sliced and 8x4 inch piece of siding off, leaving the bare wood underneath exposed.
My first thought was, "I better call the police, my home has been vandalized." But decided to check with FCS first. I spoke with the same woman as earlier and was told that it *could have been their maintenance, but she wasn't sure. When I asked why no one had called me she told me that "they rarely do" and refused to acknowledge my right to know when someone is working on my house. When I asked her if that statement made sense to her she replied, "I'm not going in circles about this" and hung up.
This is the least professional property management group I've ever worked with.
They will charge you for information, take 3-10 days to deliver it, and then collect from the HOA for management services? Double charging, yes. 3-10 days, hello, I cant wait that long, so I have to get the service from other sources. You can expedite service for an extra $25 buck, and you will get the info in 8-16 HOURS. Hello, 8-16 hours. Government does better than that, and I still cant wait 8-16 hours for data needed today. How do you spell rip off: FCS Community Management
Bad News – On the FCS website they post a couple of reviews supposedly from customers who say it is so nice to see the maintenance man "out there walking around their property". We have this company and a maintenance man and after a year he is still walking, seems like he hardly does anything unless he absolutely has to and there are multiple repeated complaints! Our property has detriorated to the point of embarrassment since we have had FCS. If you are thinking about contracting with this company ask them for names of the properties they manage and go out and take a look. Don't just drive by, walk around the properties they manage and see what type of maintenance they really offer. Like the other reviews it has been a disaster and owners end up doing the maintenace to try to slow down the deterioration. These people seem to have no landscape knowledge or experience and they must have an abundant supply of maintenace people who do very little unless forced. Be careful of thier contracts, read the fine print. As the attorney who also posted a reveiw on this website you need to look out for questionable business practices.
Amen to all other negative reviews! – I signed up for a City Search account just so I could put my two cents in. They are rude, condescending, and, quite frankly, seem a little thick. All they care about is their money. I received my statement with 2 days to pay it before the due date. Because of medical bills, I didn't pay it right away. It hasn't even been 2 months and they slapped on a $50 collection fee that's going to ruin my high credit score! They are awful! (sigh) feels good to vent...
The worst HOA in the town stay away from them – This HOA is the worst in whole SLC, saying not happy with their service is not even enough. They don't do any job, our landscaping is dying the grass around my home is turning brown the sprinklers didn't work for more than one months last year, and this year they were not working yet once, after calling and calling and writing e-mails nothing we still can not get any information, we feel like is nothing we can do only let go everything to be destroyed and I would like to know for what we pay our monthly HOA fee? When the last year some tree and plants died they told us they are going to be replaced before the winter, but nothing have been done, I had wholes around my home for whole summer, so this spring I have bought new one, but this year they would be destroyed also, if every day I would not water myself. I have bought the home with maintenance free, because I do not have time to do it, but if HOAliving take cares of your community forget about maintenance free, you pay and do everything by yourself, it is just disaster.
Major disappointment and a waste of our fees! – We have had this company for two years. Our community has been in a constant state of decline since they became our management company. Our funds have been depleted with little to show for it. When they were hired we had a healthy reserve and our property was maintained in an excellent manner. SInce FCS our grounds look like a slum and the contractors they hire are substandard as far as the quality of work is concerned. Like I have read on other sites they tear out huge trees at the drop of a hat when there are other solutions to making sprinkler repairs, etc. They also seem to hire alot of their relatives to do work on the property therefore our complaints fall on deaf ears.

FCS Community Management is not an independent decision making authority. In HOA?s, board members make the decisions ? not FCS or your manager. Community Management companies work at the will of the board. If you would like to run for the board yourself, an Annual Meeting is held each year. More likely than not, there is an issue you are particularly concerned about, and I would love to discuss it with you and come up with some options. Although my brother and sister do work at FCS, we have no relatives who own any businesses and/or do any work for FCS managed communities (other than a second cousin who started working for a vendor after the board already had been using the vendor for years). No Problems Here – I have read several poor reviews, but that hasn't been our experience with FCS at all. We had a company called REMS out of Provo managing our HOA and a developer who contributed to the problem by not properly following up on them. By the time homeowners got fed up enough to get attorneys involved we had $65,000 in un-collected HOA dues which REMS hadn't even placed liens on or anything, and we had the city just days away from shutting off our water because of a $65,000 past due account. Since hiring FCS our collections have been tackled and handled properly, our board has a personal account rep who we work closely with, all of our accounts payable are caught up, and we have over $30,000 in our reserve account. Yes we had to make a $500 assessment right after hiring them, but that was to help fix problems that were created prior to hiring them. They have managed our HOA wonderfully since then.
