It's A Conspiracy! – I am a board member at the dysfunctional condo that generated all those negative reviews from August 31 through November 10. Check the wording, the authors were working together or they were all written by the same guy.
A blatant smear job supported by an unscrupulpous competitor.
Harris is an excellent company.
Great Service – We just closed a purchase of a condo which we got at a foreclosure sale. On these there is no seller around to help you so we were lost.
Harris Properties came through to help us with our lender paperwork; they delivered a remote for the garage: they showed us our parking spaces and they even arranged to mount the elevator pads needed on moving day. Nice job guys!
Great Accounting Department – The accounting department at Harris Properties is the best. I own numerous condominiums throughout the southern California area. Harris Properties was able to provide a ledger of all transactions to my unit going back fifteen years. The other management companies I deal with can only provide current years transactions or refuse to show me activity on my units.
The accounting team at Harris Properties is honest and accurate.
Harris Properties: GUARANTEED AWFUL SERVICE – Harris Properties is our condominium HOA property management company and most members are disgruntled with the level of service (or lack of) received by our property manager, Steve Chamberlain. He does not respond to phone calls, written letters or emails until you call him out on it. He does not like dealing with any HOA members - period, although our contract mandates it.
Chief complaint is that Steve is very disorganized and and mean spirited. He rarely follows through on most of the HOA requests because he forgot or just doesn't want to deal with it.
And when you inquire on the status of a request, task, maintenance item or emergency situation, you can be guaranteed that he will beligerently explode at you with insults. He tries to intimidate people...but it's a facade of his insecurities.
Harris Properties owner is well aware of our HOA's concerns with his company...but does absolutely nothing. It has substantially cost our HOA in increased expenses due to delayed or forgotten maintenance items.
Hopefully, our current Board has seen the light and is in process of replacing Harris Properties.
I can glean from the other client reviews they have the same sentiments (except Feb & March 2011's reviews - Harris had 2 months of stellar reviews - then is went back to their normal bad service) .
Harris Properties CAN NOT HANDLE THE TRUTH! – To prospective Harris Properties clients - keep looking for another property management company. Or you will regret that you didn't.
It's amazing that the only positive reviews in City Search were written in a several day span beginning on 2/21/2011. Harris Properties either paid for these written reviews or made it mandatory (through their usual unethical practices) for all of their employees to write them!
Steve Chamberlain is a by far the worst property manager on this planet. He has zero personality and people skills and throws intimidating temper tantrums. He is disorganized, inaccessible, condescending and contradictory and self-serving. He continously breaches the terms of our HOA contract.
No one will argue that property management is easy.
But get out of the business if you can't handle the job.
The only reason our association has this awful property management company is because they were cheap and the former HOA president wanted to sleep with Steve.
Avoid it like a plague – Worst service ever. Simple requests of OWNERS (add my name to the directory) go unheeded after multiple attempts. Forget about anything serious like the building conditions or the poor renters. Deteriorated security of the building and basically words cannot describe their lack of integrity and their intimidation methods (Steve Chamberlain quote at a board meeting to board members while a tenant was speaking: "I will sue you if you let him speak"). What else do you need to know?
BIGGEST SLIMEBALL IN PROPERTY MGMT> – THIS SICK "BAIT 4 SWITCH KING" IS DECEPTIVE, RUDE, THREATENED MY WIFE, BROUGHT HER TO TEARS ON A POWER TRIP AND TRIED TO KILL OUR REFI BECAUSE WE DARED TO COMPLAIN ABOUT HIS $295.00 FILING FEE. TOOK OUR MONEY AND NEVER PRODUCED COMPLETED DOC. THERE IS A REASON PEOPLE HATE THIS IDIOT. READ HIS REVIEWS. HE IS THE BIGGEST AZZHOLE ON EARTH. I WILL NEVER FORGET HOW HE TREATED MY WIFE. LIONEL HARRIS IS A COWARDLY IS A PIECE OF SH*T. STAY FAR AWAY FROM THIS BASTARD.
Lionel Harris is no good – Lionel Harris is a rotten son of a bitch. My husband is on the board of directors who hired Harris to manage our 8 unit building. Two days before our refi was to close, our bank sent a one page document for Harris to verify the number of units in the building, etc. His response: demanded $295 IN CASH, before he would even look at it. When I got to the office, I found out that he would NOT give change from my $300, after he got my money he said it could take up to two WEEKS to fill out the one page form, then sent a note to my bank insisting that the bank sign off on questions he refused to answer. My banker was stunned, and finally said that they would go without the form because it was just a formality, and something most management companies would do for free or perhaps a $25 fee. Harris refused to give me my money back, and claimed that he was within his legal rights. Do NOT use his company. This paternalistic bastard is one person I never hope to see again.
Harris Properties through Thick and Thin – I live in a 90-unit condo association in West Los Angeles. We have been managed by Harris Properties for the past 25 years. In that time, I have served on the board a couple of times, and I have known this company from the standpoint of both a homeowner, and an officer of the association.
Throughout the years, my experience has been that they are always professional, courteous, and eager to help. We have been through floods, major plumbing issues, and problems with drug dealers.
No matter what, Harris Properties has always managed to resolve any matter with efficiency.
Satisfied Board Member – I have been a board member for five years with Harris as our management company. We routinely ask them to write a letter to an owner who is breaking the rules or being difficult for their neighbors. We want to be somewhat anonymous because we live next door to them and we don't want an awkward trip to the elevator. The issues are generally inconsiderate things like parking permanently in the guest parking, or smoking on the patio or playing music too loud. Most times these issues are cleared up quietly but sometimes the offender becomes belligerent, demanding his "rights" as an owner. This is where the manager takes the heat...but isn't that what we pay him for? Unfortunately, when the belligerent owner can't get his way, he calls the manager "rude". It seems the new definition of "rude" is any refusal to "do it my way." We have always found the people at Harris to be professional, considerate and understanding and those who deisparage them are just plain annoying!
