I am currently a resident in good standing at The Moorings at Mesa Cove, I must say, in all honesty I cannot recommend this place to anyone. I have always paid my rent on time and have kept the place clean. So much so that I recently received a letter asking me to extend my lease.
However, I have found this place to be old and kind of run down, far from the image presented online. I am also very disappointed with the management, any problem is treated as an inconvenience and you are usually met with annoyed looks and disdain. their idea of customer service is to take a defensive posture and to delay any repairs sometimes for days. I feel for the maintenance staff, these guys work their butts off, but are hindered by an ineffective and rude manager. I could go on, but you get the idea. By the way, these sour grapes are not being posted by "someone who doesn't pay their rent and is just mad at the management' As they are fond of saying in the front office, when you ask about online reviews.
They're liars, crooks and thieves. We caught the manager lying a couple times. We told her we weren't going to move in unless we got the one apt that looked decent so she said no problem and took our 140.00 for appliction fee's and admin fee's that we would get back if the apt wasn't going to be ready. We kept calling and calling and she could'nt give us a definite date BUT SHE TRIED AND TRIED TO PUSH US INTO AN APT THAT WAS A MESS,,so after 2 weeks we said no thanks. Well she informs us that we went over the 7 day allowance and she was keeping the 100.00 admin fee. We told her that she had said the time period wouldn't apply to us because obviously we only wanted the one unit. Well her words were tough call corporate if you have a complaint.. DO NOT RENT HERE..IF YOU DO AND SOMETHING GOES WRONG YOU ONLY HAVE YOURSELF TO BLAME..
GOING DOWN HILL / DECEIVED – Dont let them fool you when they say that all these negative online reviews are from bad tenants who did not pay rent. I paid my rent on time every month, never gave them problems...they even sent me a notice saying I was a good tenant and would like to renew my lease. But I left there last month and just paid my last two months rent ahead of time to avoid problems, but INDEED, there is a mold issue and my health cannot take it anymore. I hate apartments anyhow now, but THIS place should be investigated. Their repairs are NOT repairs. My dishwasher was replaced with a smaller one that was older and dirty. My patio doors dont close, lock and the screens come off. Quite a few of my neighbors and myself had vandalism problems the past few months, had to call police. The A/C unit was repaired with duct tape, and the office staff never give you the same answers (if you ask each one the same question). But if you do not believe me, ask the office about hte negative online reviews. For them to show you a vacant apartment and see the old appliances. my health got better a month after leaving that moldy place. Its in the walls and you cant see all of it. I itched alot there (had no pets or etc.) Please, if you have little kids, dont move here. And please forgive me for leaving a positive review on here 11 months ago. (Your rent price will fluctuate every month - trust me- but I paid it 5 days in advance and paid my last months rent and got out of there and am happy in my new house now)
HORRIBLE HORRIBLE HORRIBLE!!!!!!!!!!!!!11 – This is the worst community! When I toured the complex, it looked great! The grounds were nice, the model was beautiful and the staff was friendly and helpful. Then I signed the lease. Immediately, we had problems with our 20 year old appliances. The oven door fell off the day we moved in and broke my daughters foot. It took two days before we were brought another 20 year old stove. I found black mold behind the refrig. I called maintenence and they came in and washed it off and painted the wall. Less than a month later, I found more black mold on the A/C unit. Again, they came in and washed the wall and painted. I asked for an air quality test, they refused to have one done. I am severly allergic to mold. I had to pay over $300 for the test out of my own pocket. Then we had a water line break in the middle of the night. My apartment was being flooded! I called emergency maintenence. After 45 minutes of water pouring into my apartment and not one return call from maintenece, I called the fire department to come shut the water off. I had to file a claim on my insuance and the complex refused to refund my deductable. I had to pay for a hotel room out of my pocket for a week because it took them that long to make the repairs. Their negligance came out of my pocket! I then found more black mold because they didnt remove the carpet. They just used a big fan to dry it. I asked to be trasferred to another apartment. They wanted to charge me a transfer fee! Plus the only thing available was an apartment that cost more. How convienent for them! I took the new apartment because I can not live with mold. The new apartment was just as bad. Again, 20 year old appliances. Half the burners didnt work, stains on the carpet, dishwasher doesnt clean, noisy neighbors who have the police there twice a week for domestic violence. My front step was broken and it took them 3 weeks to replace it. We were missing a step for that long! After being in the new apartment for several months and not getting repairs done in a timely manner or done at all, I decided to break my lease and move. They wanted to charge me $1200 to move out. Really? After all the $$$ I had to "invest" into this property? I had them investigated and the lease looked over and lo and behold, the lease isnt even legal. I had my apartment inspected by a housing inspector and submitted a demand for repairs. Safety violations - 5 days, other violations - 10 days. If not resolved, I was legally allowed to move out. Of course, nothing was resolved. Some of the safety violations: burnt wires on the stove burners, outlets that dont work, no vent fans, broken rail on upstairs balcony, cracked front steps, inadequate hot water, broken front door lock, windows and sliders not sealed from the elements, the list goes on and on. Of course, nothing was fixed and I moved out. Now they are trying to collect money from me for breaking my lease. HA!!! AVOID THIS COMMUNITY AT ALL COSTS! YOU WILL INCUR EXTREME LEVELS OF FRUSTRATION, COST, AND POSSIBLE PERSONAL INJURY!!!!
What was I thinking? WHat HappeneD?? – I left a NICE review months ago, when I first started my lease. It is to my regret that I am now writing to say that this whole experience at The Moorings have been awful. It is getting worse. I pay my rent timely, never been late, never had a complaint about me as a tenant either. Before I moved here, I asked Melissa why the reviews were so bad online. she said it was because people didnt pay their rent and got mad at them. Well, I pay timely and keep a very clean,immaculate condo. Yes, it is a nice size with 3 patios, but I TAKE BACK MY NICE COMMENTS NOW.
This place ALWAYS needs repairs. They "fixed" my dishwasher by replacing it, and brought back a smaller one that doesnt clean my dishes, and it STINKS! The refrigerator drips and I cant keep alot of food in it. They suctioned it but it has to be suctioned every week now....its about 30 years old and nasty too.
Please explain why their is TAPE holding my A/C unit's door together? Why did the mainentance guy come and place a knob on a door that doesnt work now? I NEVER ASKED FOR THAT? Then, he comes to fix a tub drain that wasnt even broke, now the water leaks in the wall. The parking is awful and the small bugs are unfortunate, but they are aresult of the water leaking.
Last night, I heard alot of stomping on my roof top. I guess they are finally fixing the leaks and pipes?? And the patio screens are never working right. These so called "newer appliances" are not working. My dryer isnt drying anymore and I dont want to even bother with another work order....for what?
My neighbors are great and the unit is located in a quiet area of the Mesa Cove, but as for the office staff, the appliances, the leaks, the mold, the bugs, the new fees, the inconvenience of the doors and fixtures...this has become the worst place I have ever lived. BAD customer service, bad maintenance, bad guest parking, nasty dumpster areas, inconsistent rent charges (though I pay it timely and gave up questioning the office) and IMT RESIDENTIAL is being suckered out of alot of money from the Moorings. ALL POLITICAL.
If you have a pet and cant find a place to live, if you dont mind hidden problems, if you dont mind a community that is going down hill (The Moorings), then move here. I change my rating from LWZLB previously and give it NO STARS if I could.

You'll be sorry you moved in..Don't do it! – 6/15/2011 DO NOT MOVE INTO THIS PLACE.The only one writing good reviews about this place are the employees who work there! I live here now and residents move out of this place all the time and here's why. The Managers and maintenance men get quarterly bonuses based on income and expenses! BAD move on management company's part. If your A/C goes down, they will make you go through the whole weekend and a couple of days more to order a part etc so it won't hurt their budget numbers!., if the problem falls on the cut off times of budget for the property; they'd rather have you hot in your apartment so that they can get that big bonus check every month. BONUSES SHOULD BE BASED ON RESIDENT RETENTION ONLY FOR THAT REASON. The less the residents move out the more money the owners will save in turn over costs, advertising, etc., so income will increase anyway. The owners buiness philosophy is wrong. Ive been living here for almost 2 years and have never paid my rent past the 5th of the month except for ONCE. I paid 820.00 for my rent on the 12th-it supposed to be $681.29 with water charges every month. Management would NOT waive my late fees! They wanted to get their bonus I guess for income! POOR CUSTOMER SERVICE. My lease ends in four months and will give my 30 day notice to vacate. The extra money they collected from me in late fees ......should have waived them management because now you will have to pay $2, 000 to turn my apartment after I move out..maint cost per hour, and lost rent due to vacancy. BTW, if you get paid on the 5th and 20th of the month like most professionals or your paycheck falls on the 5th or 6th that month, your SCREWED..late fees start on the 4th. They will slap a 5 day demand letter on your door on the morning of the 5th!!!!! which affects rental history. Lets face it..most people are living paycheck to paycheck. and most get paid on the 5th. If we did not, we wouldn't be living in this bad run down area of Mesa! We'd be living in Scottsdale or Gilbert or PV. Late fees should not start until the 6th to give people who get paid on the 5th or 20th time to pay. The people in the office are not friendly. The APPLIANES are 20 years old..NO KIDDING. A lot of the residnets bring in their own appliaces for this reason!!.. Think I'm kidding?? CHECK out other reviews. We are all saying the same things for a reason.!!!!!!!.The spa is always dirty and is chained off half the time. Noise from apartment to apartment is BAD. I can hear my neighbors urinating in the apartment above me! and I can hear the conversation of everyone that walks by my apartment even when my windows are closed. If people are taking LATE on their patios,I can hear every word, even on the patios across the way..it's the way the buildings are designed..the noise bounces off them like crazy..the building are built cluster style around each other. So if you are sitting on your patio, watch what you say..everyone in the courtyard can hear EVERY word CLEARLY!!!!.
we have had a horrible experience living here. Most of the neighbors have been great, unfortunately it is the management team who is lacking. Repairs not completed and going without ac and heating should never happen as it is part of the landlord tenant act.
holes from leaks that were never repaired, leaks that ruined our things, dishwasher that was repaired but still doesnt work and since the repair it now has some kind of sandy grains, the list goes on......
trying to move out is just as bad...they are uncooperative and both women in the front office contradict each other.
Im so glad we are moving! Even if i do have to contact my attorney to get us out of this mess, it has been a long 7 months!
DO NOT MOVE HERE! SAVE YOURSELF WHILE YOU CAN – REALLY! DO NOT MOVE HERE! I read the reviews from 2008 and 2009 before I moved in and thought that hopefully things had changed, and decided to give it a chance. I liked the model apartment (very nice with new everything) they are very nice sized and seems like a very good deal for the price. Vaulted ceilings/ 1200 sq feet/ 2 bed/2 bath/ nice sized rooms/ 3 patios...Sounds AMAZING right??? NOT AT ALL!
1.Once I moved in I found out why it was such a good price for (what sounded like) such a great apartment. All the appliances are from at least 1980, the a/c unit has so be from 1940, Not to mention it is being held together with duct tape!!! During the summer we kept the air at 82 while we were gone at work and 80 when we got home then 78 while we were sleeping (and it never felt the temp that it said it was) Our electric bill for June -August was anywhere from 300-400. For 1200 sq feet and what we kept it at that is OUTRAGEOUS! not to mention we were miserable ALL summer!
2.I have lived here for almost 9 months now and have not used to dishwasher more then 2 times because it has not worked. I have told them about it at least 4 times and finally gave up. I told them about it not working a few days after I moved in. The first time they came out they turned it on saw water run and said that it works and left. I called the office again and told them that it turns on but it does not clean the dishes! When i washed the dishes it looked as if I had just came home from the beach and put all my beach clothes in there. How there was sand In there I am not sure. They came out again and "cleaned it out" STILL does not clean the dishes and there is STILL sand in it. But after the THIRD TIME of them coming out, I gave up.
2. When I moved in none of my sliding doors locked. I told them 2 different times that they did not work. Still to this day 9 months later, they do not lock. (It is a good thing I have a pit bull, that will bark at any little noise, so that I can be aware if someone does try to break in.) I gave up on telling them about that as well. I got those little alarm things that you stick up on the door so that when it opens it makes a loud loud noise.

great apartments – not sure what it was like before but I move in April 2010 and so far it has been great..
maintenance comes right away when you call... the staff is willing to work with you... the deal for leasing are great..
there is no noise.... my neighbors are great... the pools are warm....
Great Condo/Apartments - they have improved – I moved in 09/01/2010, so this is a more recent post. I assume they have cleaned up their act......so far so good.
No noise problems, no major bug problems, no mold or signs of mold....
I moved in and didnt expect new carpet and newer appliances...for the special price at the time....
Office staff is great , especially Heidi. She worked with my application BIG TIME.
My neighbors are quiet, polite and rarely talk> Pool is clean....workout area is small (i dont use it)....
The so called "bridge" is so small that you will miss it ifyou dont pay attention.
