I dont know how this Place is still in Business! – THey are rude, incompetent, unconcerned, sloppy, do not know the statutes or the covenants Associations they are SUPPOSED to be the legal authority for and they could care less.
KEEP LOOKING!!! WORST EVER! – Rampart Properties, and any other Associa Member company are a complete joke. In all my years of condo and hoa living and being on numerous boards of directors and using numerous management firms, they take the cake as far as bad companies go. Rude doesn't begin to describe my experience with the staff, the managers (there were several that came and went at our community) and the executive staff, especially Marlene Shaw and Bill Osburn. They admitted their malfeasance and their neglect of our property and verbally told the Board they would bow out gracefully....then they hit us with a lawsuit trying to sue for unperformed services. I would rather let the state put us in recievership then ever use them again.
Worst Property Management Company ever – have owned my own home in this complex for more than 12 years. I have encountered very rude people each time I have had any contact with this company.
The were unable to accept online payments for years and when I tried to pay them online, they charged me late payment fees because they did not have the accounting ability to accept online payments.
When I had a plumbing problem 2 years ago, I called them first, they refused to assist me and then the manager LIED and told the condo board that I never called Rampart.

justice can't be denied – It started in may of 2007 till now 2009 rampart properites has to be the worst accounting i ever seen .when they submitted our [so called] delinquincy to their attorney office For nopayment to homeowners association I.n.c. when the fact is we have send Rampart properties all the checks that were pay to them,the ones in question,and to their attorney office4, times durning the last past. year with fees on top FEES AND MORE ----FEES--WE must have call them a least 30 times with along with sending the cancel checks in every case they say we will get back with you within three days to clear this off the books. They never did.At this time we are taken legal action against rampart properties for all the STRESS that has been cause throught there inapt employees.This company couldn't manage a ROCH MOTEL.
INACCURATE background checks and UNPROFESSIONAL staff! – My experience with Rampart Properties was one of those in which I had no choice! I had leased a condo within a community that Rampart manages, so, once I had signed my lease and filled out the information needed for the condo association my info went to Rampart for a "background check". I was to move in July 1...and on June 27 Rampart contacted my Real Estate Agent to let him know that the results of my background check (and disability status) had been presented during a board meeting and my residency had been DENIED. Rampart Management gave COMPLETELY FALSE information to my Real Estate agent AND the Home-owner about convictions that I have NEVER even HAD! In addition to this, I was not allowed to see this background report until they dispersed it to the home owner, and STILL have not had the privilege of seeing it! When discussing this directly with the rep for Rampart she said, well, there IS a Driving on Suspended License...that was a citation that I had received TEN years ago! I have since retained an attorney because I was completely DEFAMED and HUMILIATED and not given the opportunity to defend myself against these things that I absolutely did not do! The rep told my agent that I was arrested for a DUI...and I don't even DRINK! They obviously had the wrong person...but unfortunately, even after running a background check on myself and forwarding it to their office, Rampart had already trashed my character as far as the condo association was concerned! I believe it had to do with my not having a job, I receive social security and am disabled...and have enough in the bank to buy TEN of those little cracker box condos! My real estate agent also had to show up at their office and DEMAND my deposit back on my behalf...NIGHTMARE! Unless you want to take the chance of being sued by potential residents, I would think twice before having RAMPART manage a dog house much less a condominium complex!
