Horrible experience. Only looking into renting a business property. Wouldn't rent out entire building, wanted to turn the attic into slum apartments. And refused to upfit the only part they would rent out. +Snide, and unfriendly.
We got a great price on our rental home in Ardmore and we really liked Ogburn properties. Every time we needed a repair or any other service they were very helpful and fast. We also had an incident where we damaged a wall and they were really understanding about it. Couldn't have asked for better service.
I received information regarding Ogburn Properties from a friend who also had a great experience, and I have been very satisfied. The Ardmore neighborhood is safe, affordable, and conveniently located near the Medical Center.
Buyer/ Property Owner/ Seller – I have been working with Ogburn Properties, Sam Ogburn, Jr. and his professional staff since the founding of the company, in 2000. I have known him even longer. In all activities I have had with Ogburn Properties and my observation of interaction with tenants is FAIRNESS. I have purchased property with Mr. Ogburn acting as my agent. As a General Contractor, he guided me successfully through property renovations to project completion and subsequent placement on the "for rent" list. In a highly professional manner, he has quickly rented properties that I own and maintained them while they were rented. I've never had a tenant complain to me about Mr. Ogburn or his staff. Some tenants have stayed in my properties over five years at a time because the property was in high quality condition and they were treated with dignity and respect by Ogburn Properties. He has skilled, professional and honest vendors to do renovations, repairs, maintenance and emergency service calls. He and his staff place a high level of importance on professional, respectful, fair and courteous treatment of tenants and owners. These folks are: Lora- Administrative Assistant for property management, Sandy- Property Manager, Hillary- Administrative Assistant for Sales and Jane- Ogburn's Chief Financial Officer. I've told Mr. Ogburn the monthly property management fee I pay is the best money I spend every month. I have access to Mr. Ogburn every day of the week, his knowledge and to his vendors for any service and repair work that is needed. For over 10 years, I've never had an error in my property management financial statement report. When I have been a seller, Mr. Ogburn has done everything I asked him to do to assist me with an orderly sale for the best market price attainable. The goals I have for my real estate investment portfolio are achievable due to my long term relationship with Ogburn Properties, Mr. Ogburn and his very high quality and professional staff. I've been around many businesses over the years and Ogburn Properties is outstanding in every measure. If you are a buyer, prospective tenant, property owner or seller, I give you the highest recommendation to Mr. Ogburn, his employees and Ogburn Properties. They are an outstanding organization that you should do business with today.
Ogburn Properties -- a wonderful renting experience – I would highly suggest renting from Ogburn. Their properties are neat, clean, well-situated houses and apartments around the city. Ever property of theirs I've seen or seen advertised has been well-maintained. They are responsive, responsible, friendly, and accessible when it comes to service, and whatever problem I had was addressed quickly and politely. The apartment itself was wonderful -- they do a great job with renovations interior and exterior. I wouldn't rent form any other company in the area, and hope my next rental experience is as pleasant!!!
knowledgeable and honest – Sam Ogburn, Jr. is a very knowledgeable source of real estate guidance. He is fair and honest, and his unbiased input has proven to be invaluable as we have purchased and sold real estate over the years. I can easily recommend Ogburn Properties!
clean friendly enviroment – Coming in to this experience I was a little weary of “property companies”. I hadn’t heard many good things about them locally in the past. Although when scanning the internet I found what seemed like the perfect home for my family and I through Ogburn Property company. When i came to get the key the office was clean and welcoming by staff. Sam Ogburn helped me, He answered all my questions professionally and unbiased. The home was even more perfect than the pictures could have shown. It was clean, fresh paint and very well priced for the location and size compared to others we viewed. Our application process was speedy and the lease was explained with detail by the nice receptionist. My over all experience was very pleasant. We also enjoyed the ten free days rent!
HORRIBLE treatment by OWNER Sam Ogburn! – I found a house through Ogburn Properties which I was interested in renting. As I was completing my application, I realized I had an issue with my credit report which I wanted to discuss with a property manager before actually submitting the application. When I arrived at the office, there was a new employee at the front desk (who was very kind to me). He told me there was not a property manager available. He directed me to Sam Ogburn. I gave him my application and was attempting to explain my circumstances to him. There were a couple of negative items on my credit report which were a result of something my ex-spouse had done without my knowledge or consent. Otherwise, my work, rental and remainder of my credit were PERFECT. He IMMEDIATELY insisted that I would have to pay a DOUBLE security deposit, without even looking at the entire picture. He also said he's have to "investigate" my "story" because I "could be a liar" ! He belittled me, spoke to me very disrespectfully and was judgemental of a situation he knew NOTHING about. I walked out SOBBING ! The next day, I informed a business associate of my experience. She said she had a similar experience with Sam Ogburn years ago. She was also treated poorly. There is NO excuse for this kind of behavior. NO ONE should EVER be judged, regardless of the circumstances. I was never given a fair opportunity to apply for the property. Unless you want to be crucified , insulted and judged within minutes of meeting this man, STAY AWAY!!!!
bad expernce – Terrible experience as of 9/25/10. Horrible customer service. Staff unfriendly and uncaring. Once they sign you to a lease the mask comes off. If you choose to break a lease they expect you to continue to pay rent until the lease the apartment again!! STAY AWAY from the 6th street property!! It is quite noisy as the wall/floors/ceilings are VERY THIN!! There are six people staying in one unit with ONE FRONT DOOR that you must slam to lock, which means if one of your neighbors (which is usually a student) comes home three in the morn from the bar YOU WILL BE AWAKEN!! If your upstairs neighbor gets up in the middle of the night to use the bathroom you will be awaken! Parking is horrible and tight. They expect 35 to 41 resident to share a tiny cramped parking space. Dont get me started on the application process (they will take your application fee without telling you that 10 other people are trying to get the same property you are and are ahead of you in the process, they will not refund your money if you dont get the property). STAY AWAY FROM OGBURN!!!
Quite the Opposite – This is a copy of a review I posted on insiderpages, but I think it's important for people to see an alternate view of this company.
I find these reviews very interesting as I have had a great experience with Ogburn so far! Maybe they have gotten better? I found the people in the office VERY friendly and much more personable and accomodating then the larger apartment complexes I have done business with. The work orders I have requested have all been completed very quickly (like, that day or the next in all circumstances). When I had difficulty locating my furnace to turn the gas on, the receptionist stayed on the phone with me while the gas company looked for it, and even ended up sending some workers over to help. The apartment was impeccably clean when I initially looked at it, and nothing has fallen apart or been in disrepair or anything like that. They even come fix things sometimes without me having to ask! And in response to the first post where they kept the deposit... I do believe that's what happens when you leave BEFORE your lease term is up. Anyway, I would recommend checking out this company for yourself- they have some beautiful properties.
