I rented a property from this company because I was in a rush to move. The property I rented was had ben semi- updated as far as appliances and counter tops but the tile floors were extremely cheap and always dirty no matter how many times a week I moped it. I knew I would only be at that property temporarily so I did not bother hanging anything on the walls at all. I have to admit that when something went wrong they quickly sent people to fix things, BUT when I moved out (which was actually a month before my lease was up) I paid that last month even though I wasnt there, I painted 2 walls that my dog had damaged and it looked like nothing happenned at all after I painted, I cleaned up that cheap floor about 4 times, the bathrooms were left spotless and I mean there was no reason for them to have anything to say about the conditions of the house. They told me that the owner of the property was very upset because the house was dirty, they "spent" $450 doing interior cleaning, When moved in the yard was not done, and so I spent $60 fixing the yard but they "spent" $140 after I left. I mean this people are the WORST! It makes me sick! It was the first time I rented a property and I had a horrible experience for those of you out there make sure that when you rent from any property take pictures of any little thing there is and call them for any little thing so that they dont take your money, I WILL NEVER USE WATSON EVER AGAIN!!
Worst Proprety Management -Horrible Business Practices – I had to relocate out of state for my job and had chosen Watson Property because they had actually been a client of mine for many years. Because I had built a good business relationship with them I thought they would be a good fit. I WAS WRONG!! Lisa Jones was the one assigned to market my property and everyone said I would love her. NOT!! After her initial contact to take pictures she became impossible to get ahold of. I would call and call and leave voicemail and email and get no repsonse. I would callthe office and get no help. After I moved OUT OF STATE I had a painter hired to come to the house and paint it, Lisa said she would take care of letting him into the house. He could not reach her. On the day he was supposed to paint I tried calling her and she did not respond . I called the office and had to arrange for him to go pick up a key, isn't that what they are supposed to do? After that ordeal, Lisa was stil never reachable. Then after tenants finally moved in, which by the way, my house was vacant for 2 months, Watson kept deducting massive amounts of money from my rent payments for "repairs". I was getting rent payments of 2-300 dollars. After fighting wih them for months over these so called repairs, we broke our agreement. I talked to my tenants to find out that the house was not cleaned when I moved out and all my blinds and curtains removed. I called Watson and they said their pictures had no blinds or curtains, I told them that I put them up after they took pictures and before I moved out and that since they were removed without my permission and without my knowledge I would not be paying them the final invoice for "repairs".
Lisa Jones is the WORST person to deal with ever, overly phony and does not follow up. Worse, her upper management is no better, I wrote Bill Watson JR himself several times and he would just forward my emails back to the :"manager" whom I was already in disagreement with. I found out from my tenants that Lisa was unreachable to them as well and it would take several phone calls for them to get questions answered or the few true repairs they needed completed. They also said that these "maintenance guys" would sometimes come out and not do anythng.
If you are a tenant or landlord looking for a place to Rent, RUN RUN RUN away from Watson Property. I have many friends in that CITY and have found out that they have the worst reputation in real estate. Do not use them to buy, rent , or Sell!!!
One perfect word to describe the entire transaction that I had with Watson Property Mgmt. and Tanya Chappell: Unprofessional.
Her sales agents were openly hostile with me, a customer, before I had signed a contract. To that extent, I should have known better.
For the entire term of our agreement, Tanya Chappell and her slick team demanded some of the most outrageous things that I have ever heard of in this industry. It is clear to me that her office is in the business of harassing and threatening clients to cover up for its own NUMEROUS omissions and errors. In my opinion, Tanya's operation is best case: negligent; worst case: outright theivery.
In my specific case, her office couldn't even keep track of its own actions, and repeatedly tried to hold me responsible for its failures.
I can't believe the extent that I had to legally protect myself due to Tanya's invented actions and claims.
From the beginning to the end of our contract, starting with her unfriendly sales agents, continuing with the constant harassment by her managers like Michelle Byrne, and finally ending with her shady contractors, I was amazed at how she continues to find clients in this community.
If you are looking in the Gainesville market, stay away from Watson and Tanya Chappell. Do not lease from them, it was one of the worst businesses that I have ever dealt with in my entire life.

HORRIBLE IN EVERY WAY!!! DO NOT use Watson (owner & renters) – ABSOLUTELY HORRIBLE IN EVERY WAY AS PROPERTY MANAGERS, ADVOCATES, AND LISTING AGENTS. DO NOT USE FOR ANY SERVICES!!!!! I would give ZERO stars if I could. WAYNE JONES managed our property for several years (if you could call it that). It took DOZENS of phone calls and e-mails to address simple problems (e.g. weeds in the yard) that should have taken ONE phone call and follow-up action by Watson and ZERO effort by the owners. Wayne acted as listing agent for a year while we tried to sell the house and he NEVER went to check on the property, did NOTHING to sell the house, allowed tenants to TRASH the house, and gave us NO updates on the selling effort, even after MANY phone calls and e-mails. FAILED to provide timely, accurate final accounting when we no longer needed Watson's services. Arranged repairs & charged us AFTER we were no longer under contract--TWICE--and charged us for it MONTHS later!!! ABSOLUTELY HORRIBLE IN EVERY WAY AS PROPERTY MANAGERS, ADVOCATES, AND LISTING AGENTS. DO NOT USE FOR ANY SERVICES!!!!! Our relationship with Watson wasted THOUSANDS of dollars and at least DOZENS of hours of our time and caused unnecessary strife with us, the tenants, and the HOA.
Late with owners payments – got a form letter from Watson Property Management telling me they are delayed in sending their property owners this months rent checks, and they will send them "soon". Something about a glitch with the new software they've installed. Did anyone else get this letter?
Horrible company, do not rent from Watson! – My husband and I also rented from Watson Property management of Ponte Vedra Beach. We rented a property off of A1A. We had never rented before and had recently moved from PA. It was a horrible experience.The place was suppose to be cleaned before we moved in, it was not. Trash in cabinets, containers in frig, , crust in freezer, oven was beyond cleaning. Property manager said the owner was suppose to have someone clean it. I ended up having to clean the property. I took photos upon moving in and again when we were moving out. We left the property in excellent condition, I even steamed the tile floors.
We were shocked when we received a letter stating we were being charged $125 for cleaning. They said we did not move the refrigerator and there was dust and even a vitamin under there. Also the blinds were dusty.
They said the guest bath was dirty, my pictures say different. We were also being charged $225 for touch up of paint from a few scuff marks. No damage done, just a touch up.....You can buy alot of paint for $225, considering the owner said she wanted to paint and fix some things when we moved out. She does this herself and it shows. We sent a letter objecting to taking any of our security deposit or we would file a claim in court. Is there anyone else who has had a problem with Watson Property management of PVB? I cannot believe they are allowed to get away with this.
If possible, never rent from Watson Property Management – I recently rented through Watson Property Management of Ponte Verdra Beach. My family rented a house in a community off 210 and it was a horrible experience. The property manager was rude, unresponsive and accusatory. We were model tenants and yet received 1/5 of our security deposit back. We left the property in pristine condition and they found unconventional ways to keep our deposit. An example of this would be $65 to replace a light bulb that worked when we moved or $700 to mow the lawn. It is unacceptable and recommend finding a property managed by another organization/individual if possible.
The Worst I have ever used – They would rather charge the owner than hold the tenant accountable to the terms of the lease. I would rather leave the home vacant than use Watson again.
The repairs they managed were not completed in a workman like manor.

Be Aware ! If Property Owner, Worst service! Worst Ever Property Management – If you are a property owner and want a management company to take care of your property, listen up. Do not use them! Find another, Watson does not have your interest in mind, in fact your tenant will be placed before you if any question, dispute, in anything really. Watson company policy is to have them use their agent if you want to sell the property. So your freedom to use the best in the industry is totaly gone. If you have a tenant living in your property,even worse, they will definately side on the tenants, even thou you have a contract with them paying them a hefty 13% fee. The sales agent will have to consult and get approval from the property manager....not you! They will make sure the tenant is taken care of first. You will feel that your rights as an owner were all thrown out the window. I am not saying that we should brake any laws. But when singning that contract, you have given them all power....and they will take care of themselves first, second the tenant, last you! If you feel that your property is not being taken care of , they will review the issue and side on the tenants. When you call, your property agent , they will call back when convinient to them, and eagerly to tell you what your duties are as owner , needless to say what they have said to your tenant. Remember, Watson controls your property and when selling that 7% agent comission is a lot. The sales agent has their hands tied, if this is the case then why do we have to use them? This manipulation is extreme and does not benefit the owner. Owners be wary !! It almost seems like a dual agency! Again , listen to me! Do not use them if you own property, because you will be with your hands tied, used and abused and there is nothing you can do. There are plenty of other companies out there ..... Do Not use Watson , specially in this location. Unprofessional people.... dedicated to themselves no one else!
