My house is three years old. The floorplan is very nice and I get compliments from friends when they visit. I'm having problems with the foundation though...cracks in the floor inside and cracks visible in the slab outside. There's a crack under my dryer big enough to fit my kid's hand. The warranty company sent an engineer out to look at it, and he said it's not bad enough for them to have to repair it yet...but my front door is difficult to lock and every day we see a new crack in a wall.
OMG! OMG! You have no idea how refreshing it was to walk into a model home and not hear the word upgrade, upgrade, upgrade! So many standard features that we didn't have to upgrade. The best simply the best. Sivage was the first builder we went to that we felt like we got everything we wanted in our home. We built a home 10 years ago with Pulte and had so many problems. This time we found the perfect home. We built our home in Talise De Culebra and our sales person James was simply amazing! He genuinely cared about my families needs. As soon as we walked in he greeted my husband/kiddos and made us feel at home helping us find the right home plan. 1800 sq ft was getting a little cramped for my husband and 3 kids LOL! So we were looking for 2500 sq ft w/ 4bdr, 3bath master down or larger and under 250 K. James showed us all the custom changes we could make on our plan taking our home plan from 2600 sq ft to 2900 sq ft and givng us 4bdr master down, 3 1/2 bath and a mother-in law suite. A much more professional and enjoyable experience this time around! We are blessed to be in our DREAM HOME!

WE LOVE OUR NEW SIVAGE HOME!!! My wife and I looked at purchasing a home with several different builders in price range of 170's to 230's. After many months of searching we found Sivage homes. We chose Sivage because of all the included features (granite, tile flooring, blinds, etc.) and options they allowed on the home. They allowed us to make structrual changes to the home that other builders would not. Our sales person was great from begining to the end. There were some issues at their design gallery but all and all a pleasent experince. We have now been in our home for a year and have zero issues we love our home!!!
We went to this builder and used their recommended finace office. After reviewing our taxes for two years and our weekly incomes every week we were approved for a 1400. We went to the design center, put up our earnest money, paid our extra money for the upgrades and started building our house. One week before closing their financing office refused our loan! they wouldn't return our earnest money and even after selling the house to someone else for $10,000 more than we were being charged, they wouldn't even refund our upgrade money!
We spoke to other people about this and it turns out they've done it ever since they started in Albaquerque, New Mexico! All I can say is to get qualified for a loan thorough a real bank before looking into another home builder.
Dishonest - BUYER BEWARE!!!!! – I purchased the 1400 plan from Sivage. I just had the house measured for new floors only to find out that the floor plan is much smaller advertised!!! I am paying extra for their "Sivage Option". My house is supposed to be 1455 sqft. in size, when in fact it only 1324 sqft. in size.
Buyer beware and measure your floor plans when the frame goes up.
Dishonest & Greedy – We paid a $500 earnest money deposit at the time of contract. Our sales agent addured us that it could be refunded anytime before ground was broken. A week later circumstances outside of our control forced us to reevaluate our position to buy a home so we withdrew. At that point, they were still waiting on the pre approval letter. The only work that had been done by Sivage was the Agent making copies of our contract. When my husband withdrew, the agent told him he'd get his check in 6 to 8 weeks. When that didn't happen, my husband checked in again and the agent told him he'd look into it. After waiting a week more, my husband spoke with a manager who informed him we do not qualify for a refund. They refuse to give the deposit back despite having done absolutely zero work. You need a real estate attorney with you in order to get any honest business done with this company.

Dishonest, and impossible promises to get you to sign contract.
Sivage does not back any promises made by their agents, unless you get it in writing.
Agents brag about their customers not even knowing they bought a home. FYI ( that's how good of a salesperson they are)
Protect yourself upfront!!! – Just purchased my home.
The sales people are great - the contractor is not.
My suggestion is use an inspector during all phases of construction.
My inspector (Robert Skinner) cost me $550 and saved me $1,000's in the long run.
Take pictures during the construction phase, everyday if you can. Take meticulous notes on EVERYTHING!
Avoid the upgrades that are not structural - lighting, fixtures, flooring, etc - they are grossly overpriced. Save your money and upgrade later.
And get those signature before you close. I'm still chasing my copies down.
I love my house, I think it is great.
But you have to protect yourself upfront.
Buyer Beware And Have A Home Inspection Done! – Pro: Nice and clean floorplans. Sales people are very friendly and doing a great job considering the product they are selling. Cons: Marginal construction, too many shortcuts by unskilled labor. Their internal "quality assurance" consists of pencil-whipping several check boxes on a form. Then they will argue for days about a third-party inspection report instead of fixing blatant defects (garage roll-up door won’t close, unpainted interior surfaces, damaged closet door paint, missing attic insulation, etc.) Sivage will sell a standard $39 kitchen faucet/sprayer as a $150 "upgrade" and insist that it is the price they're paying for it! The local office can't even send one their flunkies to the title company at closing day! Neither will they put their signature on any of the closing papers and have the title person tell you "that's how it's been done." Yet, they insist that the buyer sign all papers before getting the keys but want the buyer to operate on blind faith toward the builder. --- 05/20/10: Another caution: be aware that Sivage puts very little to no insulation in the garage attic and outside walls. You've read correctly: NO INSULATION! They slap drywall over it and are done. I added batting to the attic hoping it would keep the summer temps down, when I saw during construction of the new, surrounding homes that they put ZERO INSULATION in the garage outside walls. Says a lot about a builder if they'd rather save $50 than do it right. I would never buy another Sivage home again and sure as hell wouldn't recommend them. Lou26 is right on the spot: USE YOUR OWN HOME INSPECTOR BEFORE SIGNING! But remember, even a home inspector misses things. (And good luck getting Sivage to sign anything, before or after closing.)
