I see a lot of complaints by people who have lived in the apartments managed by Red Oak, but what people fail to realize is that when people make messes and don't take care of them or let their dog use the grass as their personal potty's it looks terrible. No one wants to rent there. This is a business as well as a home for all of us. I live in an apartment, but I work in the field of Property Management so I understand what the staff goes through. When a Manager or Maintenance comes on they inherit all of the bad with the good things that come along with the property. So if there have been 10 Managers in 5 years then I am sure there have been loads of issues. Do you really think someone can solve all of them in a few months. It does take someone with a strong head and heart to work in a place were they are threatened and belittled constantly. Also they have to always tell people what to do without sounding bossy. So it is like trying to be on guard with so many people and do paper work, make sure your not spending too much, make sure your getting all of the maintenance taken care of yet not going over budget, and trying to make all people happy and that includes the bosses too. So maybe if anyone reads this please take some of this into consideration and take it easy on your manager.
I have to say I agree with you all. Unfortunately being on a fixed income this is the cheapest place in our water surrounded area that I can afford. You canNOT rely on them for anything. Tells you something when one of their properties goes thru 5 site managers, well 6 now, in 10 years.
After years of saying I would recieve new carpet being mine was ancient, dirty and stunk of mildew, I took matters into my own hands and notified Red Joke that I was going to file a complaint at our local health dept. WOW.. within a few days I had flooring companies come to measure and actually got new carpet. Funny thing, their flooring company they hired did NOT tear up the old padding and recarpeted over it. So the problem of unhealthy conditions remained.
Numerous water leaks!! The carpet was only dried using fans and never cleaned afterwords. Mold that was pointed out to me by a contractor painted over it. Health Dept. mold issues state that it must be cut out to be properly repaired.
MAJOR water leak .. Plumber was called and stated if the issue got worse they needed to be called immediately. Site manager refused so I called plumber myself, who came right back and said the water needed to be turned off otherwise there would be a bigger problem. Site manager refused. MAJOR problems....
Having had it with the NON efforts of the site manager and Red Joke themselves, this time I DID file a report with our Health Dept. Not only for lack of maintenance but because I had black streaks running up and down the studs that faced outdoors and huge blacks streaks up some of the electrical outlets. Health Dept came, took pics and wrote a report stating that they insisted Red Joke get a certified mold specialist to inspect. Of course Red Joke has their "own" inspectors and I believe the report was fudged. Funny thing.... Before these inspectors came, the site manager had cleaned the apt and repainted.
Also, and I urge everyone who has had these types of problems with this company, TAKE PICS, GET STATEMENTS FROM OTHER TENANTS, FILE A COMPLAINT AT THE HEALTH DEPARTMENT AND..... CONTACT THE USDA RURAL DEVELOPMENT that subs these apartment complexes. You can find the information you need on the USDA website under Rural Development. DO NOT GIVE UP if you have to contact any of these people numerous times.
There are many other issues that I could rant on about having to do with Red Joke. Funny thing and the best move Red Joke made, was to fire the site manager. Downfall, the new manager/helpers are way in over their heads. What really stinks, now that we have a new site manager, they do not live at the complex and their are many inconsiderate tenants who continue to break the lease and get away with it. Things like breaking into rooms they are not allowed, letting children play and ride bikes in a very busy parking lot, cant clean up after themselves, leaving items in wash rooms covered in cat piss, unauthorized tenants parking where they shouldn't, boats and campers, and the list goes on. BUT dont forget to pay your monthly rent on time or you WILL be evicted even though they do not care about the safety and well being of their tenants.
So heres to another thumbs down review of this wonderful management company called "Red Joke Management". Hope you enjoy your stay :)
VERY poor management – Very poor management skills for a company that boast that they are a management company. They were sent a letter and ask to keep it confidential which also should have been a given based on the letter. My father has dementia and had his license revoked 2 years ago. They were informed to this because his car was brought to him and he was trying to get it fixed to drive. The corporate office was sent a letter informing them and their on site manager took the letter and gave it to my father. That is professional management?I had to give them one star because they would not allow me to give them none.
My sister went the other day to move my day out to a new place. The on site manager on a Sunday got mouthy with my sister and my sister gave some mouth back. The manager called the police and her remove while she was working to move our father. Then she demanded the keys to the apartment. My dad was not being evicted he was just moving. Last time I knew they have to get a court order to remove him and there was no reason to even get one yet as he was not late.
Not the best but it works. . . – I have lived here, The Neighbors are nosey but they have nothing else to do, so you get used to it. (kinda) There all Alcholics and perverts i think. Its an older complex so you dont have a washer and dryer hook up in your on apt. which would be nice. It cost $1.50 to wash and a $1.25 to dry. That all adds up. People dont respect others who live here. There slobs. Dont clean up after them selves. You cant make them. but being it is an apartment complex you would think they would use common sence and Respect others. If you can afford else where, i would go else where. When you complain, you get no where. but what can you do? unless there actually here when something happens, its this persons word against that persons word. Call the cops but what for? something ignorant? Why make them come to you, when there going to do nothing basically? (unless something serious of course).
DO NOT MOVE IN, FIND SOMEWHERE ELSE – If you want to live in a place where the dogs use the grass as their personal pottty ground, this is the place for you, although in the lease dogs are not allowed, unless for medical reasons. If that were the case then there are alot of sick people in their apartments. If you want uncaring management, substandard maintenance, just all around don't give a crap, then this is the place for you. Paint overspraying is their speciality. It'll be on the doorframes, cabinets, baseboards, anywhere paint shouldn't be. No matter what you'd pay, it isn't worth it.
Warning: Stay Away – The properties owned by Red Oak are full of Dr ug Addicted welfare moms, Dr ug Dealers, and Se x Offenders.
The apartment was not well cleaned or maintained upon moving in. Walls were dirty with hand prints and dirt. They did not paint even though it needed it. The carpet was supposedly clean yet still black water came out after I cleaned it a second time. Maintnenace is slow and poorly done. They also will steal your security deposit when you move out. Red Oak Management will also treat you badly and talk down to you and be nothing but rude with you on the phone if you call them.
Do not rent from Red Oak! – I am a tenant of a property owned by Red Oak. I would not recommend renting any apartment owned by this company.Red Oak won't answer there phones nor do they reply to messages from their tenants. I hear complaints from all of my neighbors about how poorly the property is maintained and experience the same for myself. The carpet is in need of being replaced in most units. Light fixtures are falling from the ceilings. Bathrooms have huge mold issues. The site maintance staff is unreliable. The site manager is not at all concerned with the problems faced by the tenants and usually seems irritated by any contact from tenants. I could go on for days about the problems I have delt with while living in a Red Oak Management apartment complex.
