The same as most Landlords in Manhattan. – First off, If you are looking for a fair renter in Manhattan, your probably sol. the relationship between tenants and landlords has been ruined by both sides. Now Landlords are becoming slumlords, and many hurt tenants do anything they can to anger their landlords.
My friends and I rented a house with a total of 3 tethered leases. We signed this contract under the stipulation that we would clean the house if Roger, the Landlord working under Lane, would make certain repairs to the property that the previous tenants had done. Before moving in, we took over 200 pictures of previous damages (this house was not in the best condition, but it was fine for college students and the price was right).
We held our end of the bargain as tenants. We made every payment early, followed all of the rules of the over ten page contract that Lane provided, cleaned the entire house as we agreed upon, and repainted all of the walls.
Lets just say this, if Lane is not your direct Landlord, don't bother. Roger never made a single one of the repairs. And these were not cosmetic, they included a broken fridge and a broken staircase. We ended up repairing them ourselves in order to make the house livable.
Now that we have moved out. LEM is telling us that we are only recieving 170 dollars of a 2500 dollar deposit. We have not accepted it and are currently trying to get to the bottom of where all of our money has gone.
Lane is mostly a fair manager, but the staff under him is just awful.
Teamwork Required – I have had such a great experience with LEM rentals I'm now in my second rental.
Prior to renting from Lane I partook in the check-out process from the first property. There was hostility but it wasn't from the landlord. The tenant was tired from moving all day and Lane was sticking to the contract they had signed 5 years prior. When Lane explained what they needed to do to ensure as much of their deposit back as possible the tenant got a extremely frustrated as the "house was trashed when we moved in." Lane then reminded them that he worked out a deal to save them money in exchange for their bringing the house up to livable conditions. While I'm not saying this happened to the other reviewer here there is a good possibility a deal was made and when it came time to pay up only person remembered the details.
Because the person was a friend I accepted the house in "as is" condition so I could move in on time. NEVER DO THAT!! When it came time for my checkout I literally paid for all of the previous' tenants lack of efforts and lost almost all of my deposit. This was in no way LEM's fault. It was my own doing and want you to know that you should avoid this at all costs.
If you are looking for the top of the line apartments/houses for low prices then you are delusional to begin with. It isn't too be found in Manhattan Kansas.
However, if you are looking for a fair rate for a decent apartment then give LEM rentals a call. I know he manages multiple locations for different companies.
Lane has been a gem to work with and I will continue to rent from him as long as he will let me.
