SOOOO wish I had read these reviews before renting. ZERO customer service skills from both HOA drones that make you feel like you are trespassing, instead of welcoming you to the community.
THE ABSOLUTE WORST HOA. Perma-frown best describes the main guy, you know, they people who always have a frown or a scowl and are just plain mean and angry. They put a camera pointed on my unit to catch some one "littering" (two 21 yr old girls live here) and still have not taken it down. they call the cops on you if you do not have your ID to get into the place you're suppose to call HOME. They talk bad about people who come to visit you, in an audible distance. Oh, and David, head of HOA can't handle speaking to me on the phone to discuss anything. And I am 21 YEARS OLD!! How much does that show he can run this place? Do not live here unless you enjoy being unhappy and feeling like you enter a compound every time you try to go "home".
@papatoony. ...the noise level from neighbors is not good. I am happy I rent and not own here because of my upstairs neighbors. I tried to be civil and go through HOA- no luck :(
Bought a unit here a year ago and am very pleased. HOA fees are market price when compared to other condos of same caliber and have not been raised for some time. Rules are strict and are enforced but have to be, due to the number of non-owners on the site. As for the HOA members being old, I dont think that is a factor in any of the boards decisions; they are long term owners that have cleaned up a big mess left from previous board members and take pride in what they own. The units are very quiet, the grounds look great, and the amenities are awesome (tennis court, 2 pools, gym, sauna). I have never had a security issue at the site or heard of any except in the tips below and routinely see officers patrol my parkade. I can agree with some of the comments with respect to the management staff and their attitude, and their somewhat random enforcement of the rules; I dont think it would hurt them to smile once in a while. Overall I am very pleased with my purchase and would buy here again.
Dreadful HOA!!! They are OLD, mean, and want to make your life miserable! They said my French bulldog was "dangerous"! A frenchie gahh

Can someone help me? – I'm thinking of purchasing a Park Ave unit (I've always loved the complex but refused to pay bubble prices for one...not a problem anymore!!!) Anyway, my one and only concern is noise. Specifically, noise from the neighbors above/below/beside you. Can anyone who lives at Park Ave tell me if this is an issue? I know the units there are not concrete construction, so I imagine they're not completely noise-proof. If there's one thing I can't stand, it's being able to hear my neighbors walking above me or music bumping, etc from the units directly adjacent. I'm planning on buying a top floor unit so the walking above me thing shouldn't be a problem, but I'm still wondering about noise through walls and floors in these units. Also, how is the HOA doing these days after the bubble fallout? Are things relatively stable? I rent in Park Avenue. It is a very very nice place. Sorrisosole, you may want to contact someone who actually deals with construction problems. Your hoa is not there to fix problems with your unit. I like this area and the units so much I am thinking about buying one.
Nice place to live – I finally decided to purchase a condo at Park Avenue keeping in mind the prior two postings. Since I've been here, HOA has taken the necessary measures to ensure that the security officers have received continued training in securing and patrolling the grounds in addition to hospitatlity. HOA has also increased the security measures in the building that I'm in as it sits on the strip which is very comforting. So far, I'm enjoying the development. Grounds are clean, neighbors in my building are really nice, and the gym / pool is never crowded. No problems with maintenance, I called HOA for assistance twice since I've been here (once for the dryer and the other time for hot water), and they quickly assisted me in having both repaired. HOA is HOA, I haven't met anyone that has ever loved a HOA. Everyone that bought a unit at Park Avenue, knew what they were getting themselves into before signing their closing papers.
There are alot of pet owners, including myself, and it seems that everyone is taking a role in keeping our neighborhood clean. Real quiet neighborhood. There are some units that are rentals (by the owners) and for the most part they're corporate rentals or weekend visitors so it always seems like someone is moving in or out every weekend. It seems that most of the people that live here are young professionals (you can tell by taking a look at the type of cars that are parked in the secured underground parking garage).
Other than that, compared to the Manhattan Condominium right next door, most people are getting a decent place to live for a reasonable price. I say most, as some of the original buyers who purchased a unit during pre-construction were all trying to flip their unit. Some buyers went all out on the upgrades, and some just did the basics. Ironically enough, the units with the upgrades resell faster than the "standard" units which some have been on the market for almost 6 months. Even the units that haven't been lived in.
