I have been a tenant of the Yelson Group for over two years and I haven't had any issues thus far. Mr. Yelson is always accommodating and has a great group of people working for him. The office manager is always kind and follows up whenever we have had maintenance issues. The maintenance man is always available which is comforting. I would recommended renting from them to anyone!
I lived in an apartment owned by the Marlen Corporation for three years and was plagued with poor maintenance and low customer service. The person who rented it to me (a nice man named Patrick) was ousted by them and accused wrongfully of drug use when he tried to explain what they were doing wrong with our security deposits.
I just recently moved out and was denied my full security deposit under dubious grounds. I attempted to contact them numerous times and even showed up in person TWICE yet they refused to discuss with me. They are definitely slumlords and are not worth the effort in renting from. Too many problems and not enough support.
The worst landlords I have ever experienced! They are rude, lazy, money grubbing slumlords. When something in their dilapitated properties inevitably breaks they will blame you, shame you, and overcharge you to fix it poorly.
Do not rent from YELSON !!!! It all looks good like a NEW TV . THEY HAVE TO PUT THAT to have people rent from them . MR. YELSON ONLY CARES ABOUT HIMSELF ! HE IS RUDE even to the women that work for him . HE TREATS YOU LIKE PIECE OF PAPER NOT A HUMAN. EVERY BAD REVIEW PEOPLE SAY ARE TRUE HE MUST OF PAID SOME 1 TO WRITE GOOD ONE BECAUSE HE IS HORRIBLE !!!!!!!!!!!! THE WORST PERSON I EVER MEET IN MY LIFE !!!!!!! DONT RENT AND GIVE THESE PEOPLE YOUR MONEY THEY DONT NEED IT WHICH HE SAID !!YOU CAN FIND A LANDLORD WHO CARES THIS MAN DOES NOT .. PLEASE WHATEVER YOU DO I PROMISE YOU YOU WILL NOT BE HAPPY RENT ELESE WHERE TRUST ME!!!!!!!
The worst!!!! Maintenance does not respond at all….as in a broken (stuffed up toilet)……."Sorry..I made my rounds already…you'll have to wait till tomorrow". Mice, roaches, holes in windows, and the worst attitude ever. The people are mean and nasty and will not work . The apartments are disgustingly filthy and they try to blame everything on the tenants. DO NOT RENT FROM THIS GROUP EVER!!!!! They use lease forms that have false information on them (as in they are NOT approved by the Greater Philadelphia Realtor Association). . They use old lease forms that are not up to date. They also do not have certificates of rental suitability for each dwelling…only for the address of the building!!! Check with the city of Philadelphia Municipal building!!!! A NIGHTMARE.
Michael Yelson = slumlord – I used to live in one of the Yelson Group properties. It was definitely not worthy my sanity to live in the Yelson properties. Things would never get fixed. Also, during the time I was living there, a former manager exposed how corrupt the landlord was. They are in debt due to their excess spending,gambling, and other creditors. Also, they haven't been paying their supposedly property tax - their properties are named under their daughters name - Katie and Kelly Yelson to avoid paying the taxes. I suggest you look up those names of their properties. They are accessible to the public. Another issue I and the other neighbors had with Michael and Sheila Yelson - they were screwing us over with the security deposits. Be warned - they will make non-existing apartment issue excuse to keep all of your security deposits. Keep logs or pictures before you move out, otherwise take them the Yelsons to court!!!
During the time I was living there (2010-2011), the Yelsons were going through a divorce. The court intervened by placing the Altman group to manage while the husband and wife were going through a messy divorce. The Altman group found that the Yelson had been improperly managing the company and had to scrap by with the minimal amount of funds to fix and repair / maintain the apartments and return security deposits.
Eventually, the Yelson came back in to manage and I was screwed so I decided to leave. Thank god I left, but unfortunately my security deposit was not returned due to some lame excuses!! They are horrendous!!!
Yes- the owners are rude and unprofessional!! I hope the IRS comes in collect what they actually owe!! Also - I remembered Shiela as being a crazy one - telling us that the former manager (laid off because he exposed the truth about the company's corrupt nature) was on crack and went on and on about some ridiculous issues!!
I say don't dare rent- spare yourself the headaches and drama!!
Horrible People – I just had an incredibly distressing encounter with The Yelson Group that I must share.
Recently, the company posted a sign at their retail property for rent at 12th and South (formerly Gennaros Pizza). It is a large neon sign with the silhouette of a sexy, busty woman in stripper heels that says "High Traffic Area." My neighbors and I all thought it was a joke - our area is unfortunately known for transvestite prostitutes so we thought this was some rogue street art!
I stopped in to inquire very politely and respectfully whether the sign was their own marketing or actually some kind of graffiti. The woman who works there informed me that yes, it was their sign, and it was "just a silhouette." I started to say, "Well, I'm very liberal and by no means a prude but...." when I was cut off by the man who owns the business.
The owner, an 80s throwback with a Rod Stewart haircut (and possibly the owner of a car with the license plate "On QVC"), came storming out from behind his desk and started screaming at me that I had no business asking about that sign. He asked me if I paid for the sign and I responded no, but I do pay a lot for property taxes. He yelled that he pays 100x more in property taxes than me and that he can do whatever he wants. He said that his "marketing campaign" must be working if it got my attention and that it has already brought in 30 phone calls. I asked if the calls were from sex shops or head shops.
Then - and this you can not make up - he told me that he didnt like the way I was dressed. I was wearing a long black shirt, black leggings, flat rain boots and a rain coat. He said that he didnt like my style with my "leather jacket and high boots." I told him he looked like Rod Stewart threw up on him and he took it as a compliment.I also told him he should be ashamed of himself for lashing out at a woman like that. It was borderline harassment and utterly repulsive.
I have read numerous reviews of this business as "slumlords" and I'm not surprised. I have the misfortune of living close to their business, and on several occasions I have seen him and his (business partner/wife?) arguing loudly in the street. They are obviously wretched people
Nothing but problems... Rude staff... Nothing gets fixed. – I would rate them zero stars if Citysearch had the option. I've experienced nothing but problems with this "company" and would highly recommend that you take your money elsewhere. We love our apt for it's size and price, and have made it our home, but if we knew then what we know now, there is NO WAY we would ever rent from them.
Incredibly rude, condescending and dismissive. Sheila Yelson barely acknowledges you when you walk in the office, even when she's the only one there, and she "yes"'s you to death just to get you out of her face, but never follows up. Michael Yelson is horribly mean and rude, and never follows through. They have gone through 5 or 6 different office managers since we've lived here and 3 maintenance men. No one returns calls, maintenance requests have taken up to 7 months.
3 gas leaks due to faulty heating system, old windows that would crack and chip, MICE PROBLEM, had to get the HVAC system fixed myself because PGW said it was unsafe & Marlen/Yelson wouldn't fix it, holes in walls, +
Office manager changed our locks (upon our request because they fired the maintenance guy because he was a criminal, but he still had keys to our houses) and they gave us the wrong key- so we were stuck outside at 1am on a Friday, called the "emergency" number that didn't work and had to pay $350 out of pocket for a locksmith to change the locks so we weren't locked out all weekend.
They have lost their copy of our lease 3 times.
I could go on, but hopefully that will help someone to not make the same mistake we did. Marlen/Yelson are out for your money, bottom line. Slumlord doesn't even do them justice.
Terrible Experience – The Yelson Group is probably the most unprofessional realty group in Philadelphia. Slumlord is an understatement with Michael Yelson and this team. We never got things repaired that we needed. This included windows that were falling out of their frame that he did not replace because he only cares about taking your money. My roommates and I also found rat poison throughout our apartment. This came about after we found mice. Lastly we moved the refrigerator and found mouse droppings along with a 5 year old bag of chips that had bite marks throughout the bag. The Yelson group had not cleaned behind that refrigerator in at least FIVE YEARS. I am sick of our landlord and will never rent from him again. Do your research prior to moving in.

Housing Condition – We were hired by a property manager who was managing 5 buildings in center city. Through my initial inspection of the common areas of these problems they were in need of a good cleaning and quite a bit of repairs. For instance, the windows in the buildings I saw were old and in need of replacement. Unfortunately for us, towards the end of our short time there we did not get paid the balance for our cleaning services. They owe us in excess of $1,000. They - being the Marlen Corporation - keep telling us to get it from the property manager who hired us. However, they are waiting to get paid from the building owner who had hired them. Don't know which way to go on this. If anyone has any good legal advise on this that would be appreciated. I just feel everyone seems to be passing the buck but no one wants to own up to taking care of the company who was taking care of the building during our short time there. It is ashame for these buildings that we had experience with because they are in a great location but need alot of tender loving care.
