DO NOT RENT FROM THEM!! – If I could rate this place 0 stars I would. We have had the same exact water leak 9-10 times now. We have had raw sewage leaking out of our air conditioning vents! The maintenance people are horrible! The past time we had this leak (2 weeks ago) I called twice in one week to get them to come out and fix it and no one came. I finally had to call in the Henrico County building inspector to get them to fix the problem. When someone finally came a week and a half after our first request for maintenance, all they did was soak up a little bit of the water out of the carpet and vent where the leak was. Our carpet is still soaked with water and the leak has started again! DO NOT rent from these people. No one in the office is sympathetic to the problems that they aren't fixing, and the maintenance people do a horrible job at fixing the problems. When I asked the office if they could take a little bit out of our rent for having to deal with the same problem over and over again and was told no that we would just have to deal with it.

Its a long list of complaints that i can go on about these people. to start off im starting off by saying that Space Properties are a bunch of slumlords!!!!!!!!!!!!!
their management sucks, maintenance sucks, the property is even worse. my fiancé and i recently rented an apartment form them.
we moved into a 2 bedroom apartment called "the birches". started in December, got the apartment in the beginning of January, jan 7th 2010 to be exact. we was told to have the electricity turned on in our name a.s.a.p in which we did before we initially moved in, so as the next month comes we received a letter from space properties with a $177 electric bill attached to it, they sent this letter out 2 weeks after the invoice date on the bill. and also attached to the letter a notice to turn off the electric 2 days after we received this letter. this was a mistake on dominion va power's behalf and because they didnt enter our full address in the system. we was asked was this an apartment building while i was setting up my va power account.
and i fully said the address and apartment number. but getting back to the subject at hand they also sent me a letter of default in march when this whole situation escalated. saying that i owed them that 177 dollars. my fiancée and i sent in an email because u cant handle anything with them directly which i think is a large pile of bull. went to space properties office nearly argued this whole fiasco. was rudely spoken to by Johnathan YES IM PUTTING NAMES OUT THERE BECAUSE HE'S GONNA PAY WHAT HE OWE!!!!!!!!!!!!!!!!!!!!!!! its not a threat its a promise. he was really nasty and very, very unprofessional.
in the month of april we received another notice of default but this time the filed for possession of my apartment (i.e an eviction) and this was a week after i paid april's rent. sent in another email complaint. and got another call from johnathan the small shirtwearing fruit vase. and we argued again about this nonsense and was hanged up on, saying that he dont have time to discuss this with us and he has better things to worry about. so we got a lawyer on the day they sent us to court. our lawyer calls this a " wrongful eviction" in which it was to the 5th power. we put it all on the table and it out motion was denied.
NOT TO MENTION THAT WE GOT EVICTED OVER AN ELECTRIC BILL THAT WE HAVE NO CONTROL OVER
I WAS CONSISTENT IN PAYING RENT FOR THE SHORT TIME WE WAS THERE

WARNING: AWFUL MAINTENANCE!!! – The problem is their maintenance. They are EXTREMELY cheap when it comes to repairs -- they will rig-up repairs instead of spending the money to get it done right. Pay has been cut 25% for all personnel, and many people have quit. Some of the maintenance men are not experienced and have no idea of how to perform many of the needed, routine repairs common to apartment buildings!! They used to have a couple very good maintenance men, but they have quit due to the pay, the fact that they were overloaded with too many properties to handle, with no extra needed help, and the refusal of the management to spend the money that is needed to do repairs right the first time!!!
With these people, you have to balance the good location of some of the apartments versus the quality of maintenance received by their tenants!!
bad company to work for and live at – this company is awful. my husband worked for this company and they treated him totally and complety awful. he only worked there a month with no training and was fired after exactly one month due to no training. the management there is awful. My husband still has not gotten paid. i am filing suit with the labor board. They say the check is in the mail, but its been a month and no check. any suggestions out there , the next step is going to the court house so we can possibly eat by next month. what a joke! they should be closed down!
ALERT!!! This place should /could be condemned! NO FIRE WALLS, a "sneeky pete" can pop a ceiling tile and spy into another apartment or take your stuff. The walls are fake!!!! Breaker boxs spark, get so hot you can smell them. Waste water at a slow run in the ceilings and on floors, cause mold to grow and is still growing larger. Street apartments, old wood freestanding stairs (six steps/with landing) that swing at a hard wind. I had no heat for two months at 30 below outside and inside. Their so called "green office" will not except paper? only pc complants!! There is no office.Pump Road address=UPS drop box. This "company " goes by many names. Fraud as I see it. Space Properties llc.,Riverside Land llc. West End Properties, and many more the list is very long. Who knows where the buck really stops. I have rights! Do Not Rent any property that is "owned by this group of SLUMLORDS" From my on going experience here. If you are a renter now, Call the Heath department , Fire department and any department that can help and FILE A COMPLANT! I would be better off living in a used dog house in some strangers back yard than here at River Place Apartments!
West End Properties unfair, don't rent from this company – I had problems with West End Properties so called " Space Properties LLc.". I got charged for other people trash. It cost me $ 50 to $100. I emailed them about fixing the doors, the maintenence did a terrible job. I even got faulted when other tennants were making loud noises or playing loud music. I could not catch up paying the rent because of these stupid charges they keep giving me. They even lied about the eviction notice I was supposed to had been received. I can't even get my stuff. I advise anybody not go rent with these people. They do not care, even though its easy to get in. At the end, you will be paying unethical fees. They will overcharge you and stick you with fees that someone else cause.
Unprofessional and Unethical Management – I traveled 6 hours from my destination to W. Broad St. Richmond, Va. to pick up keys for an apt. One concern was why would you have to go to another city to pick up apt. keys? Where I reside, the day of move in, you report to the leasing office,(and not in another city) pick up your keys and begin moving in. Upon entering the office we were told we could not receive the "1 key"(2 students rooming) because the manager was inspecting the apartment and he had the only key and would not be able to get it until 3 pm. Mind you, I arrived at noon. I asked why was the apt. not inspected sooner when the monies cleared in May instead of "MOVE IN DAY." The office personnel could really use EXCESSIVE TRAINING in customer service as well as ATTITUDE ADJUSTMENTS. The roommates mother was hung up on by the receptionist when she asked questions.
We arrived at the apt. complex called Summit Pointe at approx. 12:40 waited and waited. We did not enter the until 5:45 pm. I was so disgusted. Entered the appt. everything cosmetically looks good, but maintenance was too lazy to take the scuffs out of the floor, instead just shalacked the floors and then didn't drill the holes deeper in the wall for the deadbolt to catch. No screens in one of the bedroom windows. I dare not ask for them because the lease will be over by the time they decide to come put them in.
It's illegal to charge $50 for changing a light bulb as well as $50 to unclogg a sink. You're taking advantage of students and regular tenants but not for long. These are all regular maintenance tasks gentlemen and the word gentlemen is being used very lightly. But don't worry, I'm filing a complaint with the Attorney General of VA and HUD. Some are on fixed incomes, this so called managementl are MONEY GRUBERS.
West End Properties, you're violating Tenant Rights. Have you checked the book lately?

The lease states the the HEAT should be turned on on or around Oct. 13, It was not turned on for over a month later. It was turned on the first day it went below 33 degrees, then SHUT OFF the next. There are children and elderly persons residing there. This is a yearly practice!
Maintenance requests are constantly reported as completed but are not. Management is structured so no one is accountable, therefore getting timely results from maintenence is impossible.
What happened to genuienly caring about people?
Worst on the East Coast, for a FACT! – A renovation company that I worked for until last month was renovating some apartments for West End Properties in the South Side of Richmond. Of course any property owners will try to keep their renovation and remodel costs to a minimum but still pay within an average range for a quality rehab. Not these guys. I found out later that they have a take it or leave it policy when it comes to doing work for them and that they were paying the company I was with about 1/5th what the job was worth. On top of that, they intentionally delayed materials deliveries to a job where you had 6 guys just standing around who get paid by the hour. They do this to all of their contractor's from what I've been told and the companies will always come very close to bankrupcy because of it. They will also charge the contractor's for "taking to long" to complete a unit (@ $100-$200 per day) when it is obviously West End (Space) properties fault that these apartments aren't ready to be occupied yet. Have you ever heard of anyone that greedy?
To top it all off is the unending list of code violations in these properties that just get covered up like mold in the walls and sub-floors, not replacing insulation in walls before new drywall is installed, exposed wiring and lack of enclosed junction boxes in the walls, attics and crawlspaces, 240volt outlets not secured to the walls, there is never a safety floor bracket installed beneath the ovens to prevent children from tipping a stove over, covering up rotted or missing studs in walls with fresh drywall without performing any repairs, and the list goes on. If any state or city official EVER inspected these places, everyone at West End / Space Properties including their contractor's would all go to jail and be fined like mad.
Take my advice and NEVER rent or do work for these people. They are the anti-christ of property management companies. Seriously. I'm not disgruntelled. I just want others to know the truth. KEEP AWAY!!!
HORRIBLE – THESE PEOPLE ARE RUDE, UNPROFESSIONAL, AND CONDESCENDING. ALL THEY CARE ABOUT IS MONEY. THEIR STAFF HAS AN ATTITUDE. TO BE HONEST WITH YOU IF THIS WAS ANY OTHER TYPE OF BUSINESS THEY WOULD GO OUT OF BUSSINESS. THEY DON'T RETURN CALLS OR EMAILS. ON THE RARE OCASSION THAT THEY DO, THEY TREAT YOU AS IF YOU ARE AN IMBECILE. WHEN I BROUGHT THEIR LACK OF CUSTOMER SERVICE TO THEIR ATTENTION THEY TOLD ME I HAD EXCESSIVE COMMUNICATIONS AND THEY ONLY CONCENTRATE ON IMPORTANT ONES. I GUESS THE FACT THAT MY A/C DIDN'T WORK WASN'T IMPORTANT AND THAT THEIR MAINT. PERSONNEL WAS NOT ABLE TO GET IN WASN'T IMPORTANT EITHER. MIND YOU THAT THE LOCK ON MY DOOR IS THE ONE THAT THEY INSTALLED. SO WHY DON'T THEY HAVE A KEY???
IN A 6 MONTH PERIOD THEY CLAIMED TO NOT HAVE RECEIVED TWO RENT PAYMENTS THOUGH I HAD SENT THEM AND HAD PROVIDED THEM WITH PROVE. I WAS STILL RESPONSIBLE FOR THE LATE FEES. I HAVE TO REPEATLY ASKED TO HAVE THE SAME THINGS REPAIR OVER AND OVER AGAIN AND THE TRUTH OF THE MATTER IS THEY STILL DON'T WORK PROPERLY.
ALSO HOW DO YOU HAVE A POOL, PROVIDE POOL PASSES AND THE POOL HAS NO STATED HOURS OF OPERATION. EVERYTIME WE WENT IT WAS CLOSED. WHAT'S THE PURPOSE OF HAVING A POOL???
I CAN'T WAIT FOR MY LEASE TO EXPIRE. THEY CHANGED THEIR NAME TO SPACE SOMETHING OR ANOTHER. BUT A MONKEY DRESSED IN SILK IS STILL A MONKEY.
