Still renting from OZ – I am still currently renting from Oz Accomodations. My lease is up in February and we have lived there for almost 2 years. After 1 year they did the same to us as I saw in another post, they moved our lease to a month to month basis AND raised the rent $35. They are extremely hard to get a hold of. Maintenance is a joke. Even some of the people they have sent over (which has always been a different guy) have complained about them. I don't know what these people's problems are. The owner of the house is completely out of the picture, ours lives in Cali, so I'm sure these owners have no idea what these people are doing. When we first moved in the house HAD NOT been cleaned. There was mud everywhere. The walls had not been re-painted. But we needed some place to move to we just did it ourselves. I seriously doubt we get any of our deposit back, even though we should. We have taken very good care of our house, minus normal wear and tear from living in a house for 2 years. But like I said I'm sure they will find some reason to not give it back, but I WILL fight them on it. We'lls ee how that goes. I'm not going to say this is the WORST place to rent through but it is certainly not the BEST either. We do not have plans to continue renting from them, maybe of they changed their ways we would as well as other people. The best thing I can say is they leave you alone and don't bother you.

Horrible Organization – Troubles started from the beginning and went all the way through to the end. We were looking for a home in a specific school district. Their listing showed the perfect home and, while out of the country, we sent in our deposit. We returned only to find out, no we weren't in the right district and Oz refused to let us out of the lease!
So we moved into the home, only to find out it had been vacant for two years, was hosting a critter from the outdoors and was flea in-feast-ed. (Excuse the spelling, CitySearch tried to edit out our words). It smelled so bad we had to have the carpet cleaned twice!
Then a shower didn't work and it took two weeks to get it repaired. Later, we had problems with a fan, electrical and the refrigerator. I ended up fixing the majority of the problems and stopped reporting issues.
After a year, our contract stated we went on a month-to-month agreement, with a 60 day notice. Four months after the original lease expired, they sent a renewal agreement revoking the month to month. I refused to sign it and they threatened court. We gave a 60 day notice and left the property.
The only thing that saved us is that we met the owner of the property. We found out they didn't know about the disagreement, and the owner went to bat with us. They actually had several conversations with Oz, but Oz would continue the harrassment.
Like someone else on this list, we were charged for carpet cleaning, which I've never been charged for before. Pretty low life, especially after a couple of years of renting.
I can not recommend this firm to anyone. My concern is that they feed on the ignorant and those easily swayed by legal threats.
Oh yea, the owners sent a very nice referral letter to us, telling how much they appreciated us as renters. We used it to rent our next home.
I want to go home – Everthing you have read is true. Oz has a nice porfolio of rentals to offer, unforunately they do not have good maintenance or customer service.It is impossible to talk to a real person on the phone, you will be directed through an endless voice prompted system only to endup having to leave a message. One that will never be returned. Hope you're handy fixing things, that's the only way it'll get done. I am a professional property manager,(not ever with Oz, with the State) and I can attest that every word you have read so far is true. Every complaint is true, every accusation is true. Be wise as a renter. Know your legal rights. Feel free to respond to this. You have been warned to rent elsewhere
Rent Deposit: I sure could have used that money for gas in my tank and for food for my fridge. – Michelle Garcia was nice enough to go out to the house and look at the carpet and call me on her cell phone while out there. She mentioned certain rooms that may need cleaning , as well as the high traffic areas. She said honestly when they evaluate a residence for a return of their deposit, there is no where on the list they can check off (clean the carpet) they only have (replace the carpet). Well that's not fair to the customer I would think. Anyways, she said she would have her carpet people come out to see if the carpet can be cleaned. I told her again, if necessary, I can hire a company to come out and clean the carpet and then if it doesn't come clean, then I can see why I wouldn't get a portion of my deposit back. I haven't heard from her anymore but I will be e-mailing her again today. We'll see if I get a response. I just think you should be fair to your exiting tenant and clean the carpet as most apartment complexes usually do. Note: I did not own any animals. So I'm not sure why they are stalling to clean the carpet. I would not recommend them to anyone and I don't expect to get even a portion of my deposit back. Just understand those facts if you decide to rent from them.
wow this is dejavu – Okay when we moved into the house it was already occupied...by a raccoon! It took a couple of weeks to get the racoon out, after he fell through a heating vent and was trapped in the spare room (and we were told it wasn't considered a "maintenance emergency". Then the company that removed the raccoon, removed the feces. Then it took a couple more weeks to get the heating ductwork replaced that he ate through, the gutters repaired and a couple other things done. Well I sent an email to maintenance asking them who maintains the ac, of course it's our problem. we did what we could, ended up contacting maintenance again. Mike came out and helped the boyfriend remove the ac, wash it and put it back in (the boyfriend never could have done this on his own). About a week later the ac quit completely. Now it is almost 90 degrees and we don't have an ac :(. I again emailed for it to be checked out and was told it would be in the next few days....then I was called and told it would be the next few days...and again. Here it is two weeks later and still no ac. Oh and there's black mold in the basement. My boyfriend and I both have respiratory issues, that mysteriously only started when we moved into this house. And I have to mention the brown recluse spiders...HUGE! So that's my story I haven't even gotten to move out yet so I don't know what they will do with my deposit, but believe me, there will be a fight!
Poor service, poor communication – I would not recommend Oz Accomodations for renting. I just recieved an eviction notice from them because my rent was 4 days late. When you call to talk to someone, they do not answer the phone. Instead, you are directed to a phone menu that you have to weave through just to leave a message for someone you think might be knowledgeable about your rent.
We have had problems with bats actually being in our house (they are lodging in our attic but we've had 3 flying around in the living quarters)), which they tried to tell us was our responsibility to get rid of. After consulting a lawyer, we told them that bats were not "pests" like ants and spiders, but were mammals that can carry rabies and they finally sent someone out (a month later) to inspect where the bats were coming into the house. Needless to say at this point, we still have the bats and have realized that it's more of a hassle to deal with OZ than it is to deal with a bat in our shower.
Our house is the worst on the block, they have come once to paint it, which was done on the front only and they replaced a screen that had been missing on the porch for over a year. The neighborhood is very nice and we have had several comments about the upkeep of the house from our neighbors with the inevitable comment, "I wonder why they don't do something to fix it?"
I hate to say it, but if they evict us it would be a huge problem, but at least we wouldn't have to deal with the crappy service and lack of communication. If they cash my check and tried to kick me out, I'll be leaving another message on here.
Same Old Same Old – After reading the review from "Wrangler", it is clear that Oz Accommodations is still a terrible place for a renter to get mixed up with. I had the same problems over a year ago with them. One of the worst experiences in renting in my whole life. Hardly ever answer the phone. They want to screw you for deposit and overcharge for cleaning. If you call for maintenence you will be very lucky if anyone shows up very soon.
I even had conversations with Scott Abbey about it, but clearly, they just pretend to care and don't. I cant tell you how many times they lied to me. RENT elsewhere!!!!!
DO NOT DO BUSISNESS WITH OZ ACCOMODATIONS! – Take my advise and DO NOT DO BUSINESS WITH OZ ACCOMODATIONS!. I was recently one of their customers who paid my rent on time every month and was - in their words - one of their best customers.
I would like to note:
1. They never answer their phones even when they are in the office. On several occasions I have witnessed in person the phone ringing non-stop and no on in the office would answer it (even the folks who weren't busy)
2. Their ONLY interest is property owners - NOT the renters. As long as the property owners are happy, that's all they care about. Watch out as they seem nice to POTENTIAL renters, but once you sign your lease, you are treated with little respect.
3. They cheat you out of your deposit money. In my case they did a moveout inspection before I was offically moved out and had the audacity to charge outragious cleaning fees - and did refused to reverse the charges even after we cleaned the property to a better condition when we left it. 99% of my $1500.00 deposit was liquidated due to 'marketing fees'
4. They do not respond properly to maintenance requests. Before we moved in the property was filthy and the smoke detectors were inoperable. Our requests to rectify the situations were ignored multiple times.
- Hey, if you think I'm just a crazy disgruntal ex-customer, fine, but just remember this is your warning! Do not rent with OZ!!!!!
