Renter beware. I recently moved out of the Sessanta on 60th street, though the building was great, dealing with the management for the past 4 years was a nightmare. I can only echo the terrible reviews I just read on this forum, the employees at Algin were unresponsive, when they did get back to me they were rude. You will not find any flexibility with this management company, only frustration. I recently moved into a new building, where they actually treat tenants with respect, whoa, what a difference. I would NEVER consider moving into another of their properties.
BULLSH*T – Algin is unresponsive, unprofessional and incompetent. They focus on getting tenants in the door, but forget about them the second they are locked into a contract. My requests for maintenance go unnoticed, my noise complaints are not responded to and my requests for better customer service are met with hostile employees. I recommend staying clear of their buildings and spending your money elsewhere.
Awful – This management company doesn't even deserve one star. The building and the landlord were barely acceptable (meaning, they addressed the fact that the front door to the building wouldn't shut within three weeks). But I have yet to find one competent person on the management team who would help me with any task, small or big. They not only made me pay rent months in advance, but they proceeded to tell me that they couldn't show me any larger apartments (which I was looking for) in their other buildings until my lease is up, while they simultaneously showed other people my apartment for rent at the same time. They simply referred me to the website and said that despite the fact that I lived in the building for several years, they couldn't be any more accommodating as I searched for a larger apartment. Then, when I gave up on the option of moving to another of Algin's buildings, they ignored my phone calls and e-mail requests for a letter of reference to a new management company. I'm moving out in three weeks, and am beyond excited to deal with individuals who know how to treat their paying tenants, and who respond to requests and concerns. I would highly recommend that NO ONE rent an apartment from any of Algin's buildings, because I guarantee you will not be able to contact any of their management when you need it. This was beyond awful customer service.
WORST EVER. TOTAL SLUMLORD – I've made 34634621656 complaints to them and they are ignored.
Top ones are:
1. no hot water
2. noise at all hours so bad it shakes my apartment
At least they're consistent. The were rude and very difficult to deal with in the early '70s when I was writing them monthly checks. Looks like they haven't changed
The WORST people I've ever dealt with – First off the attorney for the management company is the most irresponsible person alive. I had to break my lease and she stated that I was on the hook for the rent until I find a replacement. As a result, I was holding daily showings for my apartment and providing the company with solid candidates. These applications were turned in an never review because they were absolutely unresponsive to each inquiry, and they started quoting these ridiculous income qualifications that I wouldn't have even passed if I was reapplying for the apartment. This is THE worst managment company I've ever dealt with in NYC.
Rude and slimy – I lived in a building managed by Algin for 4+ years. While building staff were nice, people at the management company were rude and disrespectful, especially the Building Manager who would just start yelling on the phone. Limited maintenance was performed, while rents were steeply raised every year. When I gave 6 weeks notice to break my lease, I was told there would be a $500 break fee and I would be responsible for any downtime if the apartment was not rented. I agreed to work with the building's broker and on my own to try to find a tenant. It did not take long when 2 weeks later I received an email from the broker, copied to the Algin rep, informing that they had a tenant for my apartment and asking me to confirm that I would vacate at the month's end. I was pleased and confirmed I could leave at the end of the month. I immediately wrote to the Algin rep asking how much I would be charged and what amount of my security deposit would be returned. Despite 2 reminders she never responded until after I had vacated my apartment. Since I left everything in great condition I expected to be charged no more than $500 in break fees... Imagine my shock when she finally wrote back, after I had turned in my keys, informing me that they would be charging me $1900 ($500 plus 2 weeks rent)! When I aked why I was told that my apartment was rented from the 15th of the next month and I was responsible for 2 weeks of down time... I was furious because they should have told me this at the outset, so that I could have exercised my right to stay an additional 2 weeks if I wanted to - instead I was mislead into believing that I needed to leave by month's end. In a very slimy way they got me to pay an extra 2 weeks rent after I had left so that they could take their time making any repairs. In the meantime I already committed to another place and had to pay double rent for 2 weeks! It also took about 2.5 months to finally receive the refund of my security deposit.
HORRID management company – Over the long term, what's best for a building's owners/investors is often what's also best for its tenants. Keeping the building properly maintained and safe, for example.
I have been a tenant at an Algin-managed "luxury" apartment building for MANY years. I have lived in several large NYC apt buildings, and Algin is bar none the worst management company I have EVER seen.
1. From my experience, they do ZERO to VERY little maintenance on a unit after you move in, no matter how long you live there. If the problem is trivial, you must must often wait until it becomes serious, or invest vast time and effort begging them for maintenance, or threaten to report them to legal, safety, or government authorities. I have been told but cannot confirm some tenants have resorted to paying bribes to have routine repairs made.
2. They often attempt to appease tenants by making repair promises they seem to have no intention of honoring... for weeks, months, even years.
3. They have tolerated more than a decade of serious boiler system problems, such as frequent failures and dark bursts of mud in the building's water. At least you can see this mud is unsafe; there is concern for what can't be seen. Twice I have witnessed alarms go off in the boiler room with little reaction.
4. It can be proven they recently failed to maintain legally required NYC elevator inspections.
5. To my knowledge they have never provided what I believe are legally required recycling bins.
6. The central AC needs major repairs; many tenants have been forced to get window units AND pay the VASTLY higher electric bills as their only alternative to having the AC system they pay for every month fixed.
7. The condition of the building seems to be on a long steady decline as routine maintenance is neglected.
8. They are very unprofessional and seem fond of hostile, threatening tactics designed to intimidate or deflect responsibility when any kind of issue arises.
