MBD Properties Fraud – Below are excerpts from a formal complaint that was submitted to the NY Dept. of State, Division of Licensing Services against MBD Properties. My experience with MBD Properties was overall positive until a call came from Mel Dishowitz 4 days prior to our scheduled move in date that set off a chain of events leading us to discover that the apartment deal we had negotiated was not real.

Precious time (over three weeks) and money (over $8,000) was wasted dealing with Mel Dishowitz and Emily Abrams who are nothing but bottom feeders in the New York City real estate game.

I am sure that there are others that have had positive experiences with this company but my experience and others that you will read around different real estate/social networking websites should be enough to steer you far away from these people. For your own good, please heed the advice. In Mel's own words, your company is only as good as your reputation. Mel Dishowitz, Emily Abrams and MBD Properties have ZERO reputation in my book and should be avoided at all costs. I am writing to file a formal complaint against MBD Properties, LLC, operating out of 140 East 7th Street, #1J, its principal, Mel Dishowitz and associate broker Emily Abrams for improper practices, unprofessional behavior and possible fraud.

On Monday, May 23, 2011, we met with Emily Abrams and were shown an apartment located at (address has been removed for security purposes). The agreement we made was for a two-year lease and we were to pay the broker

Seriously Dishonest People – Wow! My experience with MBD was identical to the one above (eg: bait and switch / landlord issue). The person we dealt with was named Mel Dishowitz. We felt he was creepy and dishonest from the onset, but we never expected outright criminal behavior.

He showed us an apartment, agreed to our terms and pricing, and then he completely turned the tables on us. Our rent wasn’t what he said it was going to be; one third of the money we gave him up front disappeared and never was turned over to the management company; and when we confronted him on the issues, he basically acknowledged he stole our money and gave us a “so what” shrug.

This isn’t about bad business ethics or unhappy clients, because after seeing these other reviews, this guy is just a criminal. PLEASE DO NOT FALL INTO THE TRAP WE DID. DO NOT USE THIS BROKER.

This is a SCAM!!! – Mel Dishowitz is representing properties of JRC management. He scams tenants by saying you have to pay 1st and last months rent (ie. security deposit) up front (+ his commision!) and then does not pass the money to the property management company. The result is YOU have paid, and are responsible for the balance!! He pockets the money and then the management company says you owe rent!! I'm sending my case to the New York Housing authority and the Broker licensing agencies. Fortunately, I can sue him for wire fraud because I wired the money to him! DO NOT DEAL WITH THESE PEOPLE! It is possible that JRC management is complicit in this scheme, so I would be cautious with them too.

Proceed with Caution – Althought all real estate agents are not to be trusted, be particularly careful with this guy. He pulled a bait & switch on us and then left us high and dry with the landlord. No doubt his relationship with building owners comes before his responsibility to clients.
