We had a great experience with this company! They were always professional and curteous and any time we had an issue with the house it was resolved within the week or by early next. We appreciated being left alone to just live in the house without walk throughs or inspections. I felt very comfortable contacting the office for any questions or concerns and I was always given a helpful answer. During the moving out process, they were very accomodating with my schedule when trying to show to prospective tenants. I always got a text asking if a certain time/day was okay. They even mailed a few items we left behind during the chaos of moving! Arnie and his staff are super nice and helpful and I would definitely go through them if we ever move back to the area.

Our experience with R and I Properties has been great! Renting is a very frustrating scenario, but R and I properties really seems to do their best to make it as enjoyable as it can be. They're very friendly and I enjoy working with them! I would recommend them to friends!

I have had a great experience with the company. Always quick to return my calls. They made our moving experience wonderful! They are easy to work with, talk to, and very understanding. Thanks Utah R&I! With all the headaches that come with moving, I am so glad that working with you made me very comfortable and at ease!

use at own risk – When we first signed up with R&I we thought we were lucky and greatful that we were able to get in a house for at the time our credit was not the greatest. The first problem came when we tried to get them to come out and fix a toilet that was leaking water everywhere, they came two weeks later after we fixed the toilet. then after a year of living in the house we had a check sent back to us saying we can no longer use personal checks since we bounced one the month before, I checked my statements we had not bounced any checks in fact it cleared without any issues. but we were not called they did not accept our payment and were notified only when we received the check back we called them and they told us that we had 3 days to get the money to them or they will start evicting us. They are not all bad we had a pipe burst and they responded within a day, we had the basement get flooded twice and help was here the next day, they respond well when there are real issues with the house. Our biggest issues have been customer service they treat us like low lifes. They do not send out invoices of any form and then charges pop up from six months before and you are just finding out about them even though a month before we received an invoice saying we were current, but we were late the month this happened and all of a sudden we had late charges from 6 months before still sitting on our account and then the new charges. Use at own risk, they may not be honest especially if you have had money issues or credit issues you may be marked as a victim to take avantage of.

So far NOT so good – At first when I read the reviews and met with Cassie, I thought - "they all must be wrong, she's super nice and easy to work with"

Here we are not even a month later. We moved into the home and the house is FILTHY - so bad that I had 3 pages of problems to write down and had to take pictures because I felt that no one would believe me how dirty the home was. My husband and I ended up doing the cleaning. Our dishwasher was broken and we told them about it BEFORE we moved in . I was told "that is not a life threatening issue so we'll get to it later." Uh.. when is later? There are no garage door openers and I was told to go buy one and that I would not be reimbursed. Um.. they run about 50$ for a universal one. The management is suppose to be paying for our water and was to have it set up, HOWEVER when we moved in we discovered that not only was it not set up, but that we had to put down the deposit to get it turned on. Sigh. I thought that when you moved into a rental it was suppose to be 100% whole. These are not signs of a very good managment group, and we're locked into a very long lease. Now our water heater is malfunctioning. Even if you love the property, I would think twice or possibly set some things in your own contract obligating them to take better care of you as a tennant. Otherwise, I would just be patient and wait for something else to come a long.

NEVER do business with this company! UNEHTICAL THIEVES – I own a home in Utah and Arnold Lingwall and his staff were supposedly managing the property. In the last 3 yrs, they didn't set foot in the property to do any inspections, prior to having tenants move in they gave them 1 month of rent for free without telling us..or actually pocketed the rent check themselves. After tenants left and we terminated our contract with them, they charged us $1500 in fees from companies that don't exist, fake invoices with no phone numbers or no invoices at all for work that was supposedly done such as carpet cleaning, maid service, lawn service, etc. The house was filthy, both bathrooms had water damage and mold, bedrooms were painted, walls were damaged with holes. The rent was never on time, they didn't charge them late fees and sometimes the rent would come at the end of the month. They feed you lies after lies and give you the runaround. They are by far the worst unethical people I've ever had the misfortune of dealing with. They also trick tenants by getting them to sign the lease and promises to fix all the problems that is wrong with the house, and once they are in, they don't answer phone calls or tells them to deal with it. You can never get any answers when you call, just search for them online and you will see why they are not in the BBB and have many complaints filed against them. If you are a tenant, you will notice that there are no pictures online for the homes being rented because the homes are filthy, needs maintenance, and they are too lazy to even take pictures and post it in the ad. Utah R and I steals the tenants deposit by saying they needed it for all the stuff they have done, but in reality NOTHING has been done at all. Run as fast as you can away from them!

Worst property management company ever – I agree with the property owner who said that Utah R and I is the worst property manager ever. They rent to people who should not qualify, do not collect late fees, and do not keep you informed about what is going on with the property, do not ask you for permission for anything, and do not pay you in a timely fashion once they have received the rent. The cash flow will always be negative. If you have more than one property, beware of the occupancy rate, which they tell you is 95-96%, but is really only about 80%. I received notices from the city for unpaid utilities, overgrown shrubs, etc. R&I is slow to respond, if at all. They do not care about you, the tenants, or your property, I gave them one star also but they deserve ZERO stars.

Worst Management Company EVER! – I would NOT recommmend renting from this management company. First of all, when we moved into our new place it was disgustingly dirty. There was so much dust on the blinds and everywhere else it was terrible. We were told it would be cleaned and the carpets would be cleaned before we move in. This was not the case. There were a lot of holes in the wall we were told would be fixed, they weren't. Our dishwasher broke after a month of living there. After repeatdly calling and asking them to please fix it, we finally 5 months later!!!! Sent them a letter telling them to fix it or we were moving out. They had someone come the next day. They never answer their phones and it takes them forever to call back. They try and throw Utah state laws in your face all the time which I have proven them wrong on many times. They are way more of a hassle then a help! Especially if Arnie is still working there. It's not worth your time!

dissatisfied tenant – I have been renting a home from R & I for over a year. Within the last 30 days I have called them 4 times about a few maintance issues we need fixed. They never answer the phone, they have called me back 2 times, but have not yet sent anyone out to fix our problems. I'm beginning to think if I want these things fixed I will need to pay for them myself, even though they are things that the property management company is responsible for.

Worst property management company on earth! – If you want the worst property management company then Utah R and I is for you. They will rent your house to complete losers who should not qualify, and cannot afford to pay the rent. They will NEVER return your calls, you will never be able to find out what is going on with your property. They do not care about you or your property. If you want a decent manager for your property then switch to Cory Belden...I did and can now sleep at night for the most part! I only gave them one star because the site forced me to choose something. They deserve ZERO stars.
