We have been out looking for acreage homsites and Crown Ranch is beautiful. The pool, splash pad and pavilion are completed. It is an amazing facility for the neighborhood. 6 homes are currently under construction and the neighborhood is one that we will seriously consider.

Do Your Homework – Don't listen to other people--including me. Do your own INDEPENDENT due diligence and do lots of it. The developer's web site certainly isn't in sync with statements made at the last Crown Oaks POA board meeting. The POA board said they were having an attorney send a letter to the developer because things aren't finished.

By the way, government permitting agencies loosely define a "finished lake" as one where water goes over the spillway when it rains. That's easy enough to go see for yourself without listening to what somebody else tells you. Go look. Compare it to other lakes like the one in Montgomery Trace off Honea Egypt road.

What about the $650 maintenance fees in Crown Oaks--and still not enough money to fix the roads? Private gated roads with repair issues aren't cheap. Go check out the roads in the various communities and compare.

Country living is a wonderful idea--but there's more choices than just Crown Ranch. What about High Meadow Estates? The High Meadow Ranch developer has a great track record and he's building High Meadow Estates. You can see what one of that developer's communities looks like after 3 - 5 years.

No such thing as too much comparative shopping when it comes to what is one of the most expensive purchases most people ever make -- their home!

Developers??? – I find it very funny reading these reviews about Crown Ranch...sounds like all the positive reviews were written by the developer.

My wife and I also went out to Crown Ranch and I will agree the land is beutiful...but way the heck out in the country with no infrasructure close by. We chose not to buy and boy are we glad we didnt buy. If we had we would be just one of the many disappointed property owners out there waiting for the developers to do what they said they going to do. Do all developers lie or is it just this one?

Because the development is so far out away from civilization the developers came up with a concept that in therory sounds great with an ammenity center with pools, club house, lakes, ball fields, picnic areas and on and on. Actually sounds pretty nice, the only problem is, we were told this would be completed over 2 years ago, and still nothing. How disappointing if we had bought and those poor folks who have. It sounds as though they actually may never do what they said they would, so buyer beware!

Also, if you are considering buying at CR you may want to check HAR . com and plug in crown ranch and see what is on the resale market. It seems a lot of people who bought in the begining are trying to unload the properties because everything that was promised has not been delivered. There are quite a few listings that are alot lower in price then what the developer is peddling off now. So if you still are considering buying you may want to buy a resale from one of the poor soles who were lied to from the beginning and take over there dream turned nightmare.

Its sad that developrs dont do what they say they are going to do and have to resort to lieing to sell the property at higher prices than its worth. Maybe they think like P T Barnam and feel there is a sucker born every minute...as for me, Im glad I did alittle reserch first and didnt become another sucker that believed in the developer.

Especially nice when the sun was setting – As I have looked all over the Houston area for a place to build my home on acreage, I came across Crown Ranch. The sales person was very helpful and informative, she showed us the property and it was beautiful.

The rolling hills and beautiful tree looked especially nice when the sun was setting.

Falling in love with one of the acre sites, I wanted to check into some of the comments that mentioned on this site. I sent the developer an email and asked about the issue with Crown Oaks and activity in the community. He immediately responded to me with information that has been posted on the Crown Ranch website for over one year discussing the lake repair and the completion of the project.

I had some concerns about the park and she showed me that the construction was underway on the playground and sand volleyball area.

We are purchasing in Crown Ranch and feel very confident that we have made the right choice after looking at several acreage communities.

Looks like a debate! – I would have to agree with Landrush. Nothing has happened at Crown Ranch for some time. Seems like they have spent more time cleaning up their mess at Crown Oaks than anything else.

The land is beautiful, but I would be nervous putting my money in a development that is not moving forward with anything. Best advice I would offer is to talk to some of the home owners IN PERSON. As jglenn said below, ther is no telling who writes these reviews.

Just ask some property owners what they were promised and if those commitments have been fulfilled. I can tell you now that the answer is "No", but you can always go ask for yourself.

Upscale Country Living – This is the best place in Montgomery County and all of north Houston for that matter. The management does a good job of keeping the ditches mowed and the restrictions require that attractive homes be built.

The proximity the Blaketree National is also convenient. That makes it nice when my Dad comes over (he likes to play golf).

Don't pay attention to 'landrush.' That's a salesman for another development trying to tear down what's happening out here. My neighbors and I are happy with our purchases and time has proved us right. The value of my lot has increased in value by 50% since I bought it 3 years ago.

Buyer Beware – I have been searching and shopping for acreage for the past year. One of the developments that I keep visiting is Crown Ranch. Just north of Magnolia. While the land itself is beautiful, the development has not progressed at all in the past few years. Every time I talk to them, I get a different story. I saw their most recent advertisement was for 10-25 acre parcels. I called in and now they are selling off their property in large pieces and it is not even platted land!! Isn't it the whole point of buying in a 'master planned' community to have a clearly identified land plan?

These "developers" are years late on their recreation center and are over a year late in development of their two "newest" sections. Before I made a decision to purchase property here I spoke with some of the current residents. They were promised a recreation center almost three years ago. With all the unhappy residents, it is evident that this neighborhood is just a ticking time bomb. Buyer beware. What a shame.

Beautiful acreage lots to build a home on! – My husband desperately wants to move to the country while I want to stay within close proximity of the city since we both work in The Woodlands. We went out to Crown Ranch today with our realtor and we were really surprised at how beautiful it is. They have HUGE acreage lots (can't remember the exact numbers) and some pre existing custom built homes. We looked at a few homes, but decided on some land to build our own home on. I'm really excited about it. The community has trails and recreation and it's right next door to the Blaketree National Golfcourse, which my husbands sees as a big plus.

If you want to build your own home on your own land, while still being in a community, I highly recommend Crown Ranch.
