512 Realty has just taken over our small complex. In the month and half that they've become our new property manager they've run out almost every tenant in the place. They are slow to respond or don't respond at all to maintenance requests. They are validating a rent increase of hundreds of dollars by painting and putting up new door numbers while ignoring maintenance requests. All of the families have left. I guess their demographic is college kids but I don't know many college kids that can afford what they want. These people do not care about their tenants. If I had known I was going to be renting from them I would have found another place.
A Little Help for College Students – I just wanted to make sure students renting from them are weary of this leasing company. I know I'm a college student and throwing away money is not something that i can just do. This company does not have your welfare, interests, or well-being in mind at all. Their subletting policies are completely to benefit them and not you. Please note that the deposit you payed for your apartment will be signed over to your subletter. They get your money and you cannot have a say in it. I tried to compromise and this was non-negotiable. They won't work with you and are quite rude about it. Additionally, they do not care about your property my car was STOLEN and they did nothing to help, or even have cameras. In fact, they towed my new car because I did not report in a timely matter. As for their living, my apartment had fleas when I moved in, a leaky ceiling that was never fixed that ruined my couch, and a terrible air conditioner. I will include my old apartment so you do not have to live in the way that I did.

Awful. Unprofessional. Stay away. – We moved out of the worst landlord experience I have ever had, including renting an efficiency in New York and renting in an area of Dallas that didn't require identification to get an apartment. It wouldn't be hard for 512 Realty to be a step up. And, okay, they're NOT as bad as Barkley Properties, but they still only get one star.
From day one, I knew we were in trouble. When we walked in, the doorknob on the utility closet was hanging off by a screw. The back window was cracked. The last tenants had left dishes in the dishwasher. There was a screen dangling out of the window frame. I have no idea who walked this apartment or how they decided it was ready to rent, but I reported all of these problems, as well as the fact that toilet water was leaking all over the bathroom floor, on day 1. We got a response for the dishes and the toilet. Eventually, I managed to get someone to fix the doorknob. 3 months later and multiple reports (including one directly to the owner) later, no response about my broken window.
- Random power outages as a result of an out-of-date breaker. It took a week of calling - eventually culminating in me contacting the owner - to get this fixed. There's nothing like being asked if you can "stick it out" for a few days when you have no AC in July in Texas and you've already been "sticking it out" for days.
- Leakages. The utility closet proceeded to leak water all over the hall and under the wall into our bedroom. It took a months worth of calling and pestering to get this fixed. There is still a leak in the ceiling of the shower, which I've reported, but it's small enough that it doesn't bother me. The long-term damage in their problem now that it's been reported.
- Water pressure. I thought I was done with this problem. When we were looking at places, we specifically said we didn't want to have to deal with this problem again, but we've been having bad water pressure and intermittent blasts of hot and cold water since the first week we moved in. Finally, in early November, we got some plumbers out here, and they said, surprise, the boiler is old. The lady at the office said there was virtually nothing that could be done about this. I called the owner today, who tried to tell me that it was 'just something that happens when multiple people having their water on.' That's blatantly untrue. I have lived in plenty of apartment complexes with more units than this one where this was never, ever a problem. And the plumbers and the maintenance manager told me straight up that it was a boiler problem. I told him this and asked him to call or email me once the situation was being looked into, and he blew me off and got off the phone as quickly as possible.
Other tidbits: Another screen fell out of a window a few weeks ago. The disposal barfs disgusting water up into the opposite sink, sometimes with so much pressure that it splatters all over me and the kitchen. The oven runs way too hot (which we were told would be dealt with when we reported it on move-in). Only one on-site drier works.
Also, every time you report anything, expect to have to make at least 3 points of contact before anything actually happens. It's usually like this: 1) Report via their website. Be told the date that maintenance will be out. Wait for that date and see that no one comes. 2) Contact the maintenance manager directly. Be told when maintenance will be out. Wait for that date and see that no one comes. 3) Call the maintenance manager and complain. Be told that someone will be out today. Someone comes out that day and usually fails to fix the problem. Repeat as necessary.
Don't rent here. Just don't. Don't be like us and say 'Oh, maybe these reviews are just...' They aren't. Stay away.
unprofessional and uncaring – The only thing this outfit has going for it are the properties their clients allow them to manage. This place is better for people who need a third party to manage rental assets.
DO NOT RENT FROM THIS SH*T COMPANY.
I will never, ever use them again or allow any of my friends to use them. The really only care about getting the rental dollars in as fast as possible. Three months after moving in they will 'pre-lease' your living arrangement and have people take tours in an effort to lease you out at the end of the lease agreement or to negotiate a new lease with substantially higher rent.
The only ray of hope from this company are the maintenance team associates. They will treat you with respect. Forget any returned phone calls from your original agent or any sort of senior management. You are what you spend, nothing more. Austin students and young professionals deserve better than what this company has to offer.
how much i hate 512 realty – 512 realty does ABSOLUTELY nothing to satisfy or even come close at all. They are by far the WORST REALTY COMPANY IVE EVER HAD. They are rude and find every way possible to get out of having to do a single thing to even make your living stress free. They are liars and a horrible company. I want to tell anyone and everyone i can to not even consider 512 ever in my life. I hate them and regret regret regret signing my lease with them. IF they had a comment box on their website i would send as many comments as i could reguarding how much i hate their service and how regretful i am of even considering them to be my realty company.OH i cant even let it out about how much i hate them .Hate HATE HATE HATE HATE HATE HATE HATE HATE HATE HATE HATE HATE HATE THEM!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
annoying – I signed a lease and was moving in a few weeks had a special request for my apartment and I didnt hear back from anyone unless I call about 234 times a day. No one would tell me what unit # I would be in so I could transfer utilities and things like that.
Although, I was really excited when I first moved into the apartments even though no one would answer the phone the morning of. Everything went well until I was moved in though. You must have internet to report something that is broken or needs repair or you can go in and suffer some annoyed lady looking at you reminding you to submit it online but that you can fill out this paper if you HAVEEEEE to.
After you move in dont expect any help from the Realtor that initially helped you out even if you leavew messages and dont expect to get phone calls back about anything either.
I am just really dissapointed in how they handle keeping up with people after move in.
Would never contact them again! – Even though on the website it says someone will get in touch with you "ASAP", please be warned that is not the case. I had to fill out the form on the website and send several emails before someone would get in touch with me. Then, when someone finally did, they said someone else was going to get in touch with me....and he sure took his sweet time about it. When he did finally call he was patronizing and rude and basically said it would be "impossible" for us to find a unit with a backyard in our specified location for $1300. (By this time, the one I about which I was originally inquiring was, of course, already leased.) He said he would run a search and email me the search results.....which never happened.
Luckily, with the help of a different company (and a very, very friendly realtor), we found a great unit in a great location for $1100 and the realtor seemed to pass no judgment on the fact that we have the pets that we do, unlike the guy at 512.
Most helpful realtors in Austin – When it comes to finding a place to live I tend to get overwhelmed and had had some less than stellar experiences in my search already. I was in a real crunch to find a place to live and happened to stumble upon 512 Realty. Taylor Perkins, who is also the owner, was amazing! He was always willing to meet with me or show me places as soon as he heard about them. I am in a customer service based industry and I have to say that this was customer service at its finest! Everyone at the office was so nice and they all seemed to work really well together. I cannot say enough good things about my experience. If you are looking for a place to live go here first!
