Haha! I thought I was the only one. Rincon was actually good for fixing repairs while I was in the house but thats where the good stopped. My deposit was $1650. I only got back $350. I was charged $1300 for cleaning and paint. Keep in mind me and my wife are neat/clean freaks. During the walk through I signed the inspection for only normal wear and tear and minor carpet cleaning. The majority of the $1300 was in paint not repairs, PAINT! I called to inquire about the charges and was told they did me a favor. The three upstairs bedrooms were multi-color when I moved in. There were minor scuffs on the walls that only needed touch up paint. Rincon Ventures choose to repaint all the rooms white instead of matching the paint to fix the scuffs. I was charged the full price to repaint all three rooms instead of minor touch ups. $1300!!!! They kept telling me they had to hire professional painters. It sounds to me like rincon ventures is getting ripped off by their paint contractor and passing the bill on to the tennants. They told me they had to get the house move in ready. REALLY!! MOVE IN READY!! like the way the house was so called move in ready when I moved in. I had to pay almost $800 dollars because of a massive roach problem I did not know about prior to moving in. I was already under contract and Rincon Ventures said they dont address pests. Even though the 5000 roaches were already there hiding prior to me moving in. I DO NOT RECOMMEND RINCON VENTURES! If I could rate negative stars on here I would.
I'm with the other reviewers. I recently retired from the military and moved from a house managed by the company. They practically stole 80% of our deposit when we moved. They charged us on items that we put in our move-in checklist and even when we used a company that they recommended to clean the carpets. It was a horrible experience that I never want to go through again.
One occasion, our AC wasn't working during the summer heat. We just brought our newborn from the hospital and couldn't go inside. It wasn't until I threatened to have to go to a hotel that they sent someone out. Still took an hour for the guy to get there.
Bad business. Stay away and don't rent or let them manage your property.
A TERRIBLE rental company - I will strongly encourage everyone I know to never rent from them. We rented a small house from them for one year and upon move out they charged us $550 in painting fees and $170 in "light cleaning" fees (the house was seriously spotless when we moved out and way cleaner than when we moved in). When we asked them about these fees (which seemed outrageous to us) they told us they would send us the pictures of the damaged walls that needed to be painted and the receipts from the third party providers that they contract with. That was over three weeks ago - since then we have left them over 7 messages and have been completely ignored. No one (not even the owner) will call us back. What a terrible way to run a business.
I DO NOT recommend renting a house from Rincon Ventures. If you do, don't plan on getting any of your security deposit back. I'd hate to think what we'd have been charged had we actually damaged anything. We were charged $300 to touch-up the walls near door handles where our "body oils" got them "dirty." When I inquired about this charge, I was told, and I quote: "$300.00 is lower than most invoices we receive." In full disclosure, we were also charged $175 for cleaning (we are clean, young professionals and left it as clean as we would have expected any house to be at move-in) and $140 for carpet cleaning (carpets had been cleaned, but "were not re-fluffed properly"). If you're good tenants who pay on time, are friendly, and leave a house with no damage, human landlords tend to respect that and usually will take care of what Arizona considers "ordinary wear and tear" on move-out. Not Rincon Ventures. They are a business looking to make money any way they can. Period.
Be Careful with this one.... – Read the fine print on your lease. Keep copies of everything!! Take pictures on move in and move out. If you chose to rent from them know that maintenance issues getting done are a big problem. Make sure all faucets, thermostats, ect. all work before you move in. Be very careful and watch the charges, make sure they don't overcharge you without written notice for the change. Shawn has his mind on his so-called political career and he is in charge of maintenance (in charge of.....LOL)
