Sue Carroll - Professional, Friendly, Knowledgeable – Sue Carroll at Metro Realty was recommened to us by a friend. My wife and I were looking to purchase a home in the Brookline or Newton area. Sue helped us find our dream home and when several other buyers submitted bids within a few days of the first open house, it was Sue's expertise that got us the place. We truly believe that without Sue to help guide us through the process and use her experience and skill to communicate with the seller, we would have lost out.
Everything about buying a home can be stressful but Sue eliminated a lot of the stress by always being available to answer questions, offer advice, and expertly guide us through every step of the process.
We will be trusting Sue to sell our home one day. She has our highest recommendation.
Approach with Caution – I was recommended by a friend to Metro, and they took advantage of my trust to close a sale. I was shown an apartment that needed work, yet I was assured the management company would see it through. I was told the management company was excellent and that Metro would not work with them if they were difficult. We drew up an offer contingent on certain work being done, and I submitted a check to Metro for security. As the check only covered security, the apartment was not taken off the market. It was a gesture of good faith. I was told I could walk away from the apartment with my check if the management company did not meet my terms.
Two hidden fees were introduced as I was writing the check - a "pet fee," a nonrefundable monthly addition to the rent for damage that had yet to be done, and a one-time "key fee." This should have been a warning. I then researched the management company online, and they had terrible reviews stretching back years. Two days later, my security check was deposited - before I had even heard if my terms would be met. Then I received a response from the management company, and not only did they not meet my terms, but certain improvements promised by Metro were scaled back as well. I notified Metro that I wished to walk away from the apartment, and they claimed such a deal had never been made with me. After a heated argument, they relented, but it took a week and several follow ups (including written proof from my bank that the check had been cashed) before my money was returned.
I have never encountered such pressure and intimidation from a realtor. If you must use Metro, make sure to do your homework on the listing and be careful about any paperwork you may submit.
Wonderful Experience with Susan Carroll – My husband and I were first-time homebuyers and we felt very stressful in the beginning. But fortunately we met Susan, who is very nice, professional, thoughtful, and always be there to help us!
1. She worked us through the whole process and dealt with every aspect or details on our behalf.
2. We almost got answers or suggestions from her right away whenever we felt confused or frustrusted.
3. She helped us be organized so well (for example, looking for house of interest, home inspection, P&S, bank application, closing, et. al) that we met each deadline nicely and the whold process followed as smoothly as it could be.
We enjoyed every minute working with her and it's a wonderful experience for both my husband and me! Actually, she is our friend now and we'll definitely invite her to our house warming party!
Loved working with Michael Pallares! – We were first-time home buyers with probably the longest, most drawn out and painful experience securing a loan. Michael stuck with us patiently, sometimes even playing the psychologist when needed. He also fiercely stuck up for us when we were mistreated by a mortgage broker (a piece of advice: Use Michael's recommendations for mortgage brokers, lawyers, etc.). Michael is professional and fun to work with and he guided us through every step of the way. I hope, after this experience, to remain a friend of his for many years to come. I highly recommend him!
Michael Pallares is the Best!!! – Despite the economic downturn and the slow down in the real estate market in MA, Michael sold my property in Roslindale in three months. He was always pro-active in marketing the property, had several Open Houses and always kept me informed and educated on the process. He is highly professional, respectful and very funny! If you want positive results buying or selling a property, Michael is the person you want in your team.
Susan Carroll - Great realtor – Susan Carroll was my agent when I recently bought a condo. She was an absolute pleasure to work with. Sue made it seem as if my search was her top priority. She was always available to answer questions and provide her honest and knowledgeable opinions. When it came to closing, she walked me through every step. Buying real estate can be very stressful, but Susan made it easy, going above and beyond anything I would have expected. She even provided skilled workers to complete some necessary repairs before we moved in. Sue is worth her weight in gold and I enthusiastically recommend her.
Michael was fantastic!!! – I just recently bought my first house,(well condo) and had Michael as my realtor. From day one he was patient with me, never pushed me to look at places I didn't want to see, and was always honest about his views on the properties. Being in my 20's and a first time home buyer i had a TON of questions, all of which he answered and made sure that i understood. When it came time to putting in offers, he explained the whole process so that i wasn't surprised at any point. I worked with a couple realtors before i meet Michael, they didn't even compare to the commitment he has for his clients. I will definitely recommend him to friends/family, and will personally use him when i sell or buy my next place.
Poor Maintenance – I just rent an apartment through Metro Realty. The broker was very helpful. The apartment itself is good. Good location and nice neighborhood.
The only downside is the management and he just totally ruin my experience with Metro Realty. The managing agent has been extremely careless and unresponsive. When I moved in, the oven and the kitchen cabinet were all filthy. There were also broken itmes from last tenant in the closet. Plastic shopping bags are used on the window to stop wind. I e-mailed and after couple of days called the property manager, he acted like he had no idea about the email and said he would go check. I wasn't surprised that he didn't bother to check. Till now, nothing has been improved. And I never heard back from the managert.
It's really frustrating to deal with such an irresponsible property manager. He must think that by turning a deaf ear, you will just give up and clean up the mess from the prior tenant and pay the rent.
I do hope the owner of Metro Realty would read this and understand that your property is ruin your company's reputation and damaging the property.
Great Realty – I came here when I was looking to rent an apartment (which was great), so I figured I'd come back when I decided to buy a condo. I worked with Susan Carroll and she was phenomenal. She was very honest with places that we looked at, pointing out both good and bad aspects for each condo, but never biased - which was great. Once I found the right place she really helped make the actual buying process easy, even giving me a housewarming gift. This was my first buying experience so I didn't know what to expect, but it ended up being excellent. I would definitely return here in the future.
Michael Pallares is great! – I have been working with Michael for over two years to find the perfect home.
