Honestly the worst apartment I have ever lived at. They told me there would be construction but never in a million years would I have imagined what I have gone through. I am so happy that my lease is up and I hope anyone reading this takes this post seriously and thinks twice before renewing. I start by staying that my toilet leaked uncontrollably for 3 weeks and they could not fix it. My water for 6 months was grey not clear and I constantly called about this issue to no resolution. Besides the fact that the construction workers take up all of our parking all the time and the trees that constantly shed and hit my car daily, I was towed even though I was parked in the correct stop with my permit. Also the laundry outside of building C and D is constantly broken or overflowing ....how is this possible, what is wrong with those machines. There are four different apartments with loud yappy dogs that bark all night into the early morning hours and every time you walk by them. My neighbor keeps her dirty diapers outside of her apartment door...there is a huge pile. The spiders and cobwebs are RIDICULOUS, even though I requested maintenance multiple times they do not seem to care about residents in buildings getting redone, they closed my walk way to my door, my gate to my parking, and even had two broken steps on the stairs for over a week. The roof was redone and they left nails on my patio, it took me 3 requests to get it cleaned. I've lived in many places in Los Angeles and this was the FIRST time a package was stolen from my door step...STOLEN! And the front desk said nothing other than "We didn't receive it." The water bill is insane, esp for a studio!! Not to mention after they fumigated the apartment next door....I got ants....spiders...silver fish ect ect. Honestly so appalled with the way they treated apartments that will be renovated. I know you are gutting them but at least respect the people in there until then.
DO NOT RENT!! visit avoidVillaVenetia-udr dot com – You would have to been INSANE to move in here. All the reviews are negative except one.. which i'm thinking was posted by someone working to sell apartments here... The management is shady like that.

I will tell you honest... place seemed awesome with all the ammenities and fountains... then they went into complete construction and continue to charge everyone FULL price, PREMIUM extra PRICE for a WATER VIEW which NO LONGER EXISTS!! How can you legally do that? All the amminties are gone, the front gate is gone so people can break into cars at will... I'm attaching my survey below.
My advice to you is to look elsewhere. They have shady business practices and are currently robbing their tenants of rent by charging them full price to live in an abosolute construction zone.
I created a website which i'm working on 15 minutes a day (all i have time with work and family) to share my story and gripes with this apartment complex. Notice the pictures of ASBESTOS begin removed for the few apartments that are being rehabed... THAT CAUSES CANCER... oh, but there's a tiny fine print line about it in the lease.

Do not rent !!!! – That is the worse place u can rent , I rented 3 bedroom apartment for $2500 dollars a month and can not sleep , there are dogs starting barking at 5:00 am , they do not clean the dogs left behind , people from office are liars , there is no parking , before I moved in they told me the unit was remodeled , after 2 months everything is falling a part !! If u need repair something is better u call a month before , because that is the time will take to be fixed . They tow your car for no reason , downstairs apartment if u get will be very sorry , u can hear people walking all day and night .
Just check all reviews about and never trust the people from the office !!! Before u move they are nice after u sign your lease they do not look in your face !!!!
Remove from your places to go see.... – If you are deciding on a place to move to DO not move here. Looks are very deceiving, you will get sucked in to one of your worst Moves..... Do not expect guest to come over, anyhting past 10 they get towed. To get a pass for them you must call the day before and leave a message after 5. Then in the morning before 5 PM you have to check to see if you got the pass. I almost got my car towed from my parking spot because i had a car cover! I complained they said well that's between you and the tow company.... So are they running the place? If you get a downstairs like mine, you will hear literally every foot step, with the most creaking of sounds. They raised rent the first year by $150.00. NOT WORTH IT. If you decide to live you be prepared to be isolated because of the parking. LOOKS CAN BE DECEIVING!!!!!!!!!!
BEWARE....WATER COSTS!!!!!!!! – Looks can be deceiving. The office staff is rude (especially the older woman)...great when you sign a lease but ask her to show you the cabana at 5:45p.m. (they close at 6) so that you can rent it for a guest, you would have thought that I was asking her to move mountains.
Also, be aware that you water bill for 1 person 1 bedroom (yes I said one person) can run upwards of 60.00 a month. I found this shocking news out when I got my monthly bill. This is because if your building has vacancies, you pick up the cost of the water for your entire building. I lived in the C building. So all of that water that you see....you pay for.
When I moved in the apartment was in great condition however, apparently they touched up the walls with a semi gloss over flat paint, so there are splotches everywhere in my apartment. You would think at nearly $1,600.00 a month for 1 bedroom apartment it would be perfect. Also, after the rains, there appeared a HUGE..yes huge, horizontal crack...or more like a fracture in my living room which has yet to be fixed. Also, it is apparent that Building C is sinking to one side (towards the West) as all of my appliances, desk etc are unlevel.
Lastly, watch out for the parking. I had a parking pass in my cargo van (first weekend there)...and I helped some kids out by loaning my pull cart to them. They returned it but forgot to lock my van. It had the parking pass and some other personal items in the van. I got up the next day and it was gone. It has been towed. When I got to the towing yard, my van was there, all my stuff was there but no parking pass. HUMMMM...is there a contract here with the apartments that they must tow...is there a kick back??? Anyhow, they did reimburse me for the towing fees...but the inconvenience of waiting at night for 3 hours for the tow truck to get there plus the cash that I had to put out only to get reimbursed by a deduction on my next months' rent was really a major pain.
Upside, it is pretty, close to the golf course and the maintenance team is terriffic. They did finally show up to fix the crack...I told them don't bother that I've put my notice in and found another place three times better for just a bit more. About as more as that over-inflated water bill that I've been paying on now for 6 months.
Looks Can Be Deceiving – It is amazing to read the revewis posted bellow... I agree with so many things, and there seems to be a pattern when it comes to the staff and their customer service skills.
They are very nice when it comes to renting out the apartments, but after you sign the lease, they treat you like a total different person, you are just a problem to avoid to them... They are cold, inefficient and very tricky.
Parking is limited, you have your own parking spot, but guest parking is nearly impossible.
Buildings are old and if you move downstairs just hope the people upstairs do not move around their own house too much ; beacuase you can hear the old wood squeak when they walk around.
I happened to move to a downstairs unit, and the people upstairs were active at night. It was a total nightmare, I had to request a move... But I had already signed a lease and they made it really hard for me to be able to move me to an upstairs unit. When they finally allowed me to move upstairs, they charged me some ridiculous fees to do it...
Just think twice before moving to this place. It looks nice but it is not worth it. There are many many other nice apartment complexes out there to choose from, where they will treat you like a real customer. And you would feel your money is well spent.
DONT MOVE TO VILLA – They changed the contract post signing and extended the lease by a month so make sure you get a copy like i did so you can tell them off. My heat went out for a week in the middle of winter and they couldn't fix it because the "person can't do it when it rains". The staff is incompetent in a way that?s nearly malicious.
Needless to say i wouldn't recommend this place to my worst enemy.
I am looking out for your best interest here. – If I had the time, I would stand outside of the Leasing Office with a sandwhich board saying 'DO NOT MOVE IN HERE'. Go onto other reviews and read all the terrible things before signing a lease. I've dealt with rodents once a month for the past 7 months. When we asked them to take care of it, we were met with hostility and dismissiveness. "This doesn't happen a lot" they said. We looked at other ratings and saw that, indeed, it DOES happen a lot along with all the other problems: noise, burglaries, assaults, poor aesthetics in the apartment and terrible parking.
For your own sake, do not sign a lease here. When we came upon our 6th rodent this month, we decided to take action and now they claim we have no remedy because "they've tried everything they've could". If you live here, I believe fully that you can also file a claim against them. They have not tried everything they could and they're bullies that want to victimize you. (In re: assaults: "you shouldnt be walking home alone that late at night" me: well i had to park far because you have no parking, them: "why are you coming home that late?" me: a.) how is that your business and b.) IT IS YOUR DUTY TO PROVIDE PER THE LEASE SECURITY and c.) i study at the library until it closes at midnight.
They don't care about you and they don't know how to do their jobs.
Oh and they claim that they don't have these problems and they live in the complex. I would love to see their apartments.
Think Twice – I have been a resident at Villa Venetia and have not been happy about my lease since the month after i signed it. I have been counting the months down until it is up. Sure the area is okay, and they have good amenities, like a theater and pools, but it's negatives highly outway the positive. There is never parking and the neighbors are noisy. The maintenance is never fulfilled and the staff in the office have no clue what it means to deliver quality service. Paying a significant amout to be treated with disrepect, or be ignored even, and never recieve proper information about changes around the complex is detremental to this community. Think twice before you sign a lease here.
Amazing. – we just moved into these apartments. they're right on the lake. they have a theatre [where you can play your dvd's on a BIG screen with 20 theatre style seats.] a 24 hour gym, 2 saunas, a business center, a gorgeous lake with paddle boats, 3 swimming pools, 2 spas, a volleyball and tennis court. 6 washers & dryers in each of the six washer and dryer facilites, conveniently located. and in december 2005.. they're installing your own personal washer&dryer into each 2 and 3 bedroom apts. gorgeous landscape. most of the apartments are on the water... your patio is a dock. spacious living. gorgeous kitchens. all standard appliances. ZERO CRIME. one of the safest places to live. completely gated off, remote access.. and key entrances for gates. 2 and 3 bedrooms come with garages. could you ask for more?
