Questions concerning my rental agreement and some miscellaneous items of concern were handled with professionalism and a smile. Laurie, Jenny and Leslie are wonderful and professional.

Latta Real Estate manages an investment property for me currently. They handle the monthly and annual activities associated with the management of my investment property with professionalism, care and effective communication. That is even more important to me as I am frequently away from the state and my property.
Horrible, we rented a house under Latta's management and asked if the house would be clean and move-in ready 4 times. It was dirty when we looked at it, but it was a decent deal. But when we went to move in and really looked at it, -NOT move-in ready at all. We called the office and were told it was the home-owners fault (who we later found out lives out of state, and that the house was under Latta management when the last tenant moved out. They should have known the condition it was in.)
They did send a cleaning crew out on the Friday evening before a holiday weekend, but it was a light cleaning, swept floors, cleaned toilet & tub, kitchen sink. This place needed a deep cleaning. There was so much sticky nasty unidentifiable stuff I don't know how we survived a week in there.
When we asked for someone to come out and inspect, fix, do something we were told with attitude, "Well then you shouldn't have moved into it. I wouldn't have." What do you do when you're utilities are being shut off at the other place and you were assured everything would be fine, "just call if it's not."
If you have already rented from them and it's too late for you, I will tell you this, they let us out of the lease and refunded most of our money. I also later found out I work with the spouse of a former maintenance person of Latta's and apparently they do these kinds of things to their tenants all the time!

Horrible landlords. Maintenance requests took forever for someone to respond if they responded at all. Our lease was terminated with only 28 days notice they were lucky we decided to go ahead and move instead of fighting their company. There was a constant problem with mold in the home and roaches that never were addressed. Do not rent from this company you will regret it.
If I could give no stars I would. As others have stated DO NOT RENT FROM LATTA REAL ESTATE. We rented from them for 2yrs and when we decided to move out everything changed. A month after moving out we received a invoice for over $900 for bogus stuff such as: repainting the concrete front steps, removing a garden hose from the back yard (it was theirs from when we moved in), removal of dust on ceiling fan, repainting the whole house because of scuff marks on the wall (we tried to wipe them off but they used a flat paint and it was washing off so we called Jenny and she said it was no problem). We were only going to be charged half the rent for the last month so I called and talked to Jenny to ask if they could just take it out of our $1,025 deposit and she said sure that would be no problem. On the invoice it states because we didn't pay the last month rent we forfeited our deposit. I called numerous times and left messages for Jenny and never received any calls back. A month after receiving the first invoice we received another one and now the total is over $2000. Called again and left messages but still have not heard from them. Do not rent from them unless you enjoy getting screwed.

Be local: Identify the neighborhood where the business is located and mention nearby attractions when relevant.I recently moved out of a rental property managed by Latta Real Estate that I occupied for 2 years. We received a checklist of things expected when we moved out and took care of everything on the list. Unfortunately it was not to their expectations apparently. I understand if a few things are not perfect, but to be held responsible for structural issues, existing issues from previous tenants, and the entire outside grounds of the property when the building is a 4-plex occupied by other families is ridiculous. Out of a $425 deposit, I received a refund of $61. I also had the carpets professionally cleaned for $125 after moving out and repainted the walls. Things I was charged for include: Re-keying of doors, incorrect shade of white for replaced window blinds, cigarette butts in the yard, trash being too full in the community dumpster, washing off of sidewalk chalk, cracked wood on the garage door, etc.
During the first month of living there, our gas and electric bill were both over $300 each due to the wrong thermostat being installed. (Less than $100 each after it was fixed), no reimbursement given. The pipes burst due to no insulation in the garage being replaced after repairs were made and the garage ceiling molded and was never fixed after the water damage. Main drain had clogged due to never being cleaned out and my upstairs neighbors were charged for this although they had just moved in three weeks prior. The plumber had said it was due to years of build up and never being cleaned. There were no external dryer vents for the dryer. Many Brown Recluse spiders. A repeatedly broken door lock for the community shared stairwell to the garages because they would not replace it, only putting it back together.
My neighbors had gone through the same thing moving out of the property. Latta is about making money any way they can and seem to care less about any tenants.
