Building is not well heated. The "new" boiler breaks down regularly. Really miserable in the middle of winter.
Building is very poorly maintained for an upper east side apartment building. The projects are probably better maintained.
I lived in their Groton apartments. For the property of that size they had only three people maintenance staff who were always working over time. Lots of units has mold and water leakage issues as the apartments were pretty old. Our unit has mold issues and after repeatedly complaining, they simply painted over it. We had water leakage from upstairs three times in 6 months causing 6-8hours water problems. Though some of the units are renovated, if you live in the old ones expect to have service men in your apartment three four times in a month.
Overall it was ok experience but the trouble started when we try to break the lease. During the signup they mentioned that if we get a job change letter they could break the lease with two months rent as penalty. But the management staff were so arrogant and they made us pay complete 6months rent. And to add to our misery they charged 1300 penalty as carpet replacement even though only a small stain was found in the living room.
We heard similar stories about carpet earlier but until we faced it we could not believe it.
There are better places than this. Avoid at any cost unless you want to live in mold and always with some issues and at the end if you want to pay huge penalties for the carpet.

I always pay my rent IN TIME for 3 years, but Carmen kicked me out without exact reason in written.
Rude & hostile management at the property office – Tonight, I called Carmen, who deals with rent issues, asking whether a late rent fee could be adjusted, since I never receive the the rent bill until the day before it's due each month. She was rude and accusatory, basically telling me that it was my fault for not knowing I could send a rent check without waiting for the bill, when no one had ever told me that was possible. She told me that she couldn't help me and that I could call in a few months (?) and check in with someone else to see if I could get the fees removed.
Throughout the call she got increasingly angry and brusque, telling me I shouldn't be mad at her, even while she was raising her voice and repeatedly cutting me off. I asked her for the number to call about the fees, and she told me to call the main line. I told her I needed the extension, but she started yelling at me to the point that she couldn't even hear what I was asking for, and kept telling me to call the main number. By the fourth time I asked, she hung up on me.
Her supervisor was helpful, and my dealings with other back-office people have generally been pleasant, so Carmen may be an exception. Still, I haven't been treated this rudely in my life—except maybe by my health insurance providers, which is hardly a flattering comparison.
Last month's rent Vs. Security Deposit – HAS ANYONE ever left their last month's security deposit as their rent with Elk Investors???

RUDDDDDEEE – incredibly rude!
I would not suggest anyone rent an apartment through this company.
the good the bad and the ugly – i've been in a elk apt for several years
when i first moved in, it was great, the office staff was very friendly and helpful
there locations are good. My onsite super has always been around and very helpful and fixing what he can when he can.
but here are some cons
ex: there was a rodent problem, i called the office, and while I missed the scheduled time for the exterminator the lady (whose name i no longer have) was very helpful and got the exterminator out the next day.
flash forward a few years latter, same problem. i was told, rather rudely if i want him to come out, i would have to pay. well the entire building was having a problem, i latter found it they had to come out and plug all the holes and spend lots of money
now when ever I have a problem, with something in the apt and i call the office, i always get the persons VM for whom i'm trying to contact. they never return VM and as for email, it takes several emails before this person answers
it takes forever to get somethings fixed
if they would just answer VM / Email promptly , even if they don't have an answer yet it would go a long way to helping their image.
to answer some of the other reviews, I always have gotten my statement from the bank from them
the rodent problem, seems to have been fixed for now, it seems to come in waves
These people are rude! – While I don't rent, I had occasion to contact them today and after reading some of the things posted, I can believe it...like them being rude. And the woman from legal...I can see her hanging up on people. If I knew then, what I know now (where their offices were, I would have showed up there). They are very rude!!!
Awful Realtors! – Let me begin by saying, I do not expect NYC landlords to be amazing. But in the 8 years I lived in New York, none has been as bad as Elk. I am a responsible tenant and have received my deposit back in every single rental agreement. Moving out of my Elk apartment in the West Village, was the worst experience. I had until June 30 to move out and had not returned the key nor gone through a move out process. I had already moved out all my furniture and had left some last minute items as I was coming back to repaint. I assume the super saw my movers and on June 29, painters and cleaners hired by Elk show up at my apartment, trashed all my things still left in the apartment and charged me $900 out of my security deposit for painted walls and left items. I showed up in the middle of this debacle (as I was coming over to repaint and pick up my last things) and did my best to remove some dear and expensive items out of the trash but they were mostly covered in paint. So not only did I owe them money but they trashed my things. Repeated calls and emails (approx 20) did absolutely nothing. They never returned my calls and ALWAYS gave me vm. I finally stopped giving up in mid October. Sadly they know they can continue to have complete disrespect for their tenants and non-existant servie or follow-up once the tenant has moved out, as like me most people finally give up, so the least I can do is hope that someone reads this and chooses another apartment. Elk just is not worth the hassle.
MONEY MINDED, RUDE AND ABSOLUTELY UNREASONABLE – I LIVE IN ONE OF THE APARTMENTS AND I CNA EASILY SAY APART FROM THE INCONVENIENCE OF MOVING, I WOULD NOT STAY A DAY LONGER. THIS GROUP HAS NICE APARTMENTS BUT THEY ARE RUDE AND ACT LIKE THEY ARE DOING YOU A FAVOR. THE RENT IS EXHORBITANT AND THEY KEEP CLAIMING LATE FEES AND WHEN I CALLED, THE LADY IN THE LEGAL TEAM YELLED AT ME AND THEY HUNG UP ON ME. IF YOU ARE MOVING, BEWARE OF THE ELK GROUP.
