I will NEVER RENT from this company again. I would rather live in the projects. These people took almost my whole deposit from $895 down to $106. Me & my husband laughed so hard. We left the duplex in move-in condition. We are disputing the charges because we took pictures before the move-in. If you do rent from these people make sure you DOCUMENT EVERYTHING because they WILL TAKE YOUR MONEY..
I see there are a few 'positive' reviews for Birdy Properties. I can bet money it is their own employees or they themselves are writing these fake reviews. This company is the worst and I am in the Real Estate Business. If you are smart you will run away when you see a 'for rent' sign by their management company. All of them are related in some way. I rented a house that had overgrown shrubbery, dirty carpets, non-working garage opener and an array of other deferred maintenance issues. I personally did some landscaping with my own money and when I moved out it looked way better than when I moved in. Believe it or not they kept ALL my deposit. They stated they had to pay a landscaper to trim the bushes that were at least 20ft tall when I moved in. It was obvious these shrubs had been there for quite a few years, untouched. I was only there a year! They charged me $329 for ONE window screen that I didn't even know was missing. I left the house in absolute move in condition but they stated that they had to hire someone to clean. All lies when I received their move out report. As for responding to any repair issues; they are rude and do not return calls. I recently went to see a house they had for rent (just for giggles) and it was dirty, needed painting and had left-over trash. Thankfully, they didn't return the call from the renter I was working with and I found him a nice and newer home which he is very happy with. If you happen to feel that you must rent a home from them, put down everything, and I mean everything on that Condition Move-In sheet because if you don't, you'll be paying dearly for it with your security deposit!
While living in the rental, had no problem with putting in work/maintenance orders; their customer service is horrible. No one ever answers when you call & you have to call AGAIN days later just to follow up from the MSG you left. Since we've moved out, we just received "part" of our deposit back. They are ridiculous in what they charge for! I had 3 people help me clean a 1,700 sq ft home & they still came bk charging me "home cleaning fee" because we didn't dust the outside window screens, got charged for a dead garage door opener battery.....that we never used, that's why it's dead after 2yrs just sitting in the drawer! They also charged us for a "maintenance fee" to check bushes for bees?! Seriously??!!! Wow!!! If you need to rip people off of their own money owed, it's pathetic ! I will never refer anyone to Birdy Properties!!!!!
Faile to repair manitence request I submitted in March. The vent exploded and cause me sevee injuries. There very rude and the people the hire arent licensed. After I got injuried now they want to fix the problems. The guy they sent out was not a licensed electriction. I have always paid online my rent and two weeks ago I got a eviction notice saying we havent paid the rent. I told her we have have all the transaction numbers. Then she said she was sorry. Dont hire these people. They over charge for minor repair. I have never dealt with such trashy people in my life!
They've always been honest and professional with me too. In my experience they've taken care of things for me in a reasonable amount of time and overall have been excellent.

This is one of the best property management companies in San Antonio. I've always found them to be very professional and firmly believe that they truly care about both the landlord and the tenant.
They were unprofessional and rude. They cost the owner of the home we were renting $1700 in repairs by not giving us a walk through when we moved in and informing us of an air filter in the attic that needed to be changed out. They didn't return calls or emails for over a week when the AC went out in 100+ degree weather. After telling us to not paint when we moved out because they knew the paint was horrible when we moved in, they charged us $350 to have a painter come in. They are lying, sneaky people who don't care about you once they get your money. I wouldn't use them as an owner and I wouldn't recommend anyone rent a property they managed.
Birdy Properties, LLC, CRMC, my former residential real estate manager, did not perform the property management services it agreed to perform for me and for which I paid. Due to Birdy’s knowing failure to respond to my tenants’ multiple reports of leaking water over an extended period of time, over $18,000 dollars of damage was done to my rental property. In addition, my tenants have chosen not to renew their lease of my property and have elected to move out of the property as soon as the lease allows because they have been ignored, mistreated and disrespected by Birdy Properties personnel. As a member of the military, I rely on and trust property management companies to take care of my investment when the government moves me to a new location. Instead of meeting that need, respecting that trust and performing its obligations under the property management contract, Birdy Properties has, unnecessarily, knowingly and callously imposed significant anxiety and a significant financial burden on my family. I cannot recommend Birdy Properties, LLC CRMC as a residential real estate management company because it is the most unsatisfactory management company I have ever known.
Birdy Properties is a management company I can always count on to do the right thing.
