We have lived here for 10 years, but are ready to move on, want to sell our 2 bd/2bath, front kitchen, fireplace, front and back porch, 2 sheds, full carport, add on room, furnace and AC and water heater replaced 2 years ago and garbage disposal replaced one year ago. Fenced yard with doggie door and lots of flowers. Corner lot that backs onto common area. Great neighbors. We need to move closer to our grandchildren. Christine Gallant M-7

River Oaks Mobile Home Park on Hydralic is run by the same management of Lamp Lighter (both owned by Womack Homes, LLC). I mean it's a cheap price for 3 bd, and 2 bath compared to an apartment, BUT true that the trailers are really OLD. I paid $575/mo rent plus extra $10 monthly for having a pet.
When I moved in, the heat filter was dirty, and the ac filter weren't replaced either, I believe that's landlords duty to make sure everything is replaced and in good working order. Also I could tell they had tried to give the home a "remodled" look, bcause I noticed they had put cheap tiles in the kitchen, after a few days my socks would get caught on the corners of the tiles that were lifting up. I also was charged $5 for not having my trash put back behind the porch, it's suppose to be one FULL day before they 'fine' you, and on top of that, they have first time forgiveness, for some reason...i didn't get that priviledge. After we moved out, we got a statment w/ damage claims...they took $100 for carpet cleaning (on lease, thats fine), BUT they charged me $900 to replace ENTIRE carpet. So...what, they kept an addition 100 to clean a brand new carpet??? We filled out a move out form, walked through the home with one of their guys...nothing mentioned about the carpet. Then when we got the bill....we noticed that they had ALTERED the move out form and added that "carpet has strong pet urine"....It wasn't strong enough for one of their guy not to put down on the move out form when we signed it....plus we pay an extra 10 a month for a pet, of course you have to expect a little smell....in which also the $100 carpet cleaning services should cover, BUT NONE applied. They charged me for every LIGHTBULBS needed in the home when I moved out...thats crazy! I had to replace the one's they had within a couple of weeks when i moved in!! I had cleaned up before we moved out....but they charged for "DEEP CLEAN" ...Don't even bother hanging anything on the walls...I avoided that, because it was a rule on their lease. But they still charged for repainting the walls for small stains and scratches.
Some things apply to normal wear and tear, landlords are responsible to mainting normal wear and tear such as cleaning carpet, repainting walls, cleaning air filters, and whatever else it may be....Womack Homes though informs me that there's a diffrence with Apartment or Home renters VS. "MOBILE" homes...there's a trick to laws and rights. It's very hard to argue. You just need to know what you're doing and some experience.
I myself had to go to court for all these damages they claim we caused...and we lost. They have lawyers and attorneys, and I just defend myself. IF ANYONE leaves that place and owes THOUSANDS of dollars...you need to get yourself a lawyer( lawyer might be cheaper, than you paying for stupid damages they claim). And take your own pictures when you leave....keep just incase. And get your own estimate if you caused damages, because the prices on my claims were HIGH...their estimates might be over charged.
I have lived at an apartment before with my same dog, and had some damages like staines, my dog was a puppy then...so carpet was torn...and they only kept my deposit...no additional charges and i left it in worse condition than the mobile home, BUT River Oaks Womack Homes CHARGED ADDITIONAL $1 600. The apartment was even 10 times nicer, but we just wanted to budget more and thought that mobile home was nice and affordable...but the outcome will bite. While I was in court, we came across another couple who were battling with them too....over $6,000 worth. It's ridiculous.
I only lived there for one year....so Good Luck to those who claimes they live there 5-10 yrs +...and love it sooo much...cause when you're ready to buy your own home and get out of that place...you might as well GIVE your down payment for a new home towards your damages of wear and tear of 5+years.
Top Notch Place to live – Lamp Lighter Mobile Home Park has rules and regulations that are expected by everyone. I have been a resident for over 12 years. Nothing has changed concerning the rules of keeping your property in order. If you a renter, the same expectations to renters apply to owners. We all have to keep our homes looking nice.
Lamp Lighter is a place for working people who take pride where they live. My neighbors have been from all over the U.S. Without worry, I can walk to the lake and play with the geese. In the summer I can go to the pool.
The management is great. They haven’t changed since I moved here on 2001. If you want a place that expects people to keep up with their property, then this is it. I don’t work for Womack or anyone else, I just live here and know the management. Excuses don’t pay the rent. I know this is a great community.
Please do not rent here! – Lamplighter Mobile Home Park (Owned by Womack Homes, LLC) will over charge you for a security deposit ($550.00) for a trailer that is over 10 years old. The owners will charge you $60.00 if your grass is not cut to their liking and $5.00 if you do not put your trash cart back behind your porch after a short period from when the trash truck actually came and got it. Also, they will tell you that it is a secured mobile home park with gates, but the gates will NEVER be locked. And on the rare occasion that they are actually shut, they are only on loop, meaning that once your car signals the trigger on the gates they will open for anyone.
Also, if you need anything repaired in your trailer and you call the maintance guys through Womack Homes, they will charge you for having to come out. That is, if they ever actually come out. Only once did I ever get them to come out to fix something.
And lastly, when you move out you will most likely get a nice little bill in the mail from Womack Homes, LLC and their "so-called professional" attorney for damages you never caused. In one case I know of, Womack Homes, LLC sent a bill to a resident after they moved out wanting them to pay for the entire trailer to get all of the electric replaced. This bill was for $5000. Please tell me how a resident caused the entire trailer to be in dire need of having all of the electric replaced. Not only will they send you this bill for damages you never casued, or several bills that contradicted each other in my case, but they will also keep your large $550 deposit.
Lamplighter Mobile Home Park is owned by people who are looking to screw every resident in the park out of a lot of money. Not only will they expect the high rent from the old trailer you are renting, but they also want a ton of more money from you when you move out. This place is a fraud and you would be out of your mind to rent from here. I am currently battling them in court so please don't let this happen to you.
