If this place is a gem, I'd hate to see other places. It is better since Norris and Stevens was removed from property management. Princeton Properties now manages the property and have done a better job.
The railroad noise is constant, with what I refer to as the WUSS (WES) transit train now using the rail tracks, though not stopping anywhere nearby. The new switching station for freight trains with all hours switching freight cars and horns blowing.
The biggest issues come if your single or couple that has no kids. The lawn areas are small and there is no where except the park to play without bothering other residents. Many families are oblivious to your needs for quiet and won't take kids to the park right around the corner.Families with kids, (up to 5 persons in 2 bedrooms) living here. Quiet, forget it in summer and after school hours.
The reason I'm writing this: You are now required to pay a flat fee for apartments garbage, water and sewer. This is common now days except here is based on your apartment size and NOT on the persons in the apartment using these utilities. This means that additional 65.00 USD per month for 2 bedrooms is paying for those other family's utilities if you have less people in your apartment. Legally they can do this, ethical it isn't even close. The rent is still reasonable for what this place is, but amenities, forget it.
This place is like a hidden gem. I wont lie when I first drove by I wasnt sure, only because it needs a paint job on the exterior. But I have lived here for over a year now. Ever since Princeton Property Management took over in the Summer of 2011 this place is wonderful. Not to mention convenient. It is a minute from 217 and I-5 and also close to tigard transit center and bus lines. Costco and Winco are right down the street and I work really nearby too. The creekside view is so peiceful and beautiful. A true hidden gem.
Avoid Creekside Commons at all Costs – Creekside Commons are the worst apartments I have ever lived in. A commuter rail and freight line are less than 100 yards away, and these trains blow their horns at all hours of the night. The apartments have a feral cat problem, and there is zero noise/ stereo enforcement. The appearance itself is what it is, but the on-site management is terrible (unprofessional and clueless), and the management company itself consistently engages in unfair business practices. Their standard policy is to charge residents $165 in "cleaning" fees upon checkout REGARDLESS of the apartment's condition. Our apartment was spotless and there were no damages at all. We were charged $165 nonetheless. After countless phone calls and letters to the Norris & Stevens management company, they finally refunded $110 of what they took, but the remaining $55 was lost. This is illegal, but nobody sues for $55. We cut the loss, but other potential tenets should beware.
