Tuscany (formerly Conquest) Student houseing – All the "one start" ratings are absolutely correct. -Yes. If you are idiotic enough to sign a lease with Westar Management, know, in writing, EXACTLY what you are getting into. They honestly SCAM you. Mila told me they get many many calls each year of complaints. HELLO?!!!??? You get it? Please, everyone, DO NOT LIVE AT TUSCANY.
Conquest is out to scam parents and students. – Conquest Student Housing is a SCAM! If you look at the reviews on this page, all of the user names are just fake USC related names, probably written by that no good snake Dion Lemon. I lived in Habitat Soo Zee last year, and it was a complete dump with a nice facade. Now I am at Tuscany, where once again, they fool you with a nice facade and give you overpriced, and sub-par apartments. Conquest tries to fool parents and students by having a nice website and office, but they really don't care about anything but their paychecks. Bottom line: don't waste your money with these snakes. Mila is an airhead, Candy and the other fat lady don't care about their tenants. Lastly, that uncle tom Dion will smile in your face, but doesnt really want to help his tenants. STAY AWAY FROM CONQUEST!!!!!!!!!!!
Tuscany- over priced, terrible rude service, and poor quality – I am living in Tuscany apartments right now. The website and the staff fool you into thinking you are living in the lavish apartments for USC students. There are stains on the carpets down EVERY hall way, black marks all over the walls, the elevators break every day and they are in no hurry to fix anything. When moving in my dishwasher and refrigerator were both broken, many light bulbs were burnt out, and the internet plug was not working. The carpets have many stains, some blinds were missing, and the walls have large chips in them. The walls are so thin you can hear everything that is happening above, below, and next to you. I have been very unfortunate to have very loud and rude people living above me, and noise complaints do NOTHING for you. Conquest does nothing about noise problems, even though they state in your contract that 3 noise complaints will have you removed. The staff at the front desk in the conquest office is extremely rude and promises things that never get done. You have to hound to see any results. The only pros about Tuscany are the gym, parking, and the location being so close to campus and the coliseum. DO NOT RENT FROM CONQUEST and certainly do not waste your money on Tuscany.
Spend you money elsewhere! – Once they have you on a lease that's the last you'll see ANY customer service. They take you money and spend it on their fancy office not on the apartments. Do yourself a favor...Go somewhere else!
Do it at your own risk. – Honestly, if you're lazy enough to live in conquest and not search out one of the many better housing options near SC, then you deserve all their crappy service.
Sure, they won't return security deposits and are anally retentive shiester slum lords....but no one forced you to live with them. I had a friend who wanted me to live with him in one of their crappier units. I was like, Hell no! ...and now he's stuck trying to get back his for deductions that they "accidentally" applied to his unit.

an OK choice for a not-so-much-available choice neighborhood – I was a tenant at Conquest for two years and finally moved out when I was done with school last June. Conquest was mediocore overall - they seem to listen to your problems and do take care of the issues but not always in a timely manner. I had some work order requests - dirty carpet, broken toilet, trash disposal, etc, except for internet which they take care pretty fast (but kinda hard to talk to because sometimes they put you on the phone with a heavy-accented tech) put in for weeks or sometimes more than a month before they finally have someone come in to fix them. You just have to keep bugging them and get to their department head to get your things fixed. Besides their outrageous rent, their properties are very close to the USC campus that is the major reason I chose to stay with them - but beware that some of their properties are old and their condition is quite bad. I had a switch to another property that they owned - and yes with even more outrageous rent. So basically if you can't find housing around USC and have the money to afford the rent, then you may want to consider Conquest. I heard they are pretty strict on changing and getting out of the lease contract.
DO NOT LIVE IN CONQUEST HOUSING. EVER. – I'm a USC grad ('08) and just finished 2 years with these slumlords.
Only under very unusual circumstances would I recommend Conquest. Just google them, or search USC's or UCSB's student newspaper archive, and you'll soon see why there are so many complaints about the company. (Rumor, though only a rumor, says the positive reviews were written by Conquest employees.)
Why NOT to give money to Conquest:
-they habitually and systematically take out too much from security deposits
-their ads are sexist and drip with vulgarity: prenubile blondes gripping the chest of clean shaven guys and saying "You know you want it" or "Sleep off your hangover in style" across wall-to-wall murals or bus stop kiosks.
-they overcharge. Doing just a minimal amount of research will show that you can easily, easily get more for your money.
-their front office is very slick, but unsupportive of tenant complaints (such as noisy construction projects or repainting that lasts over 9 months); you will get bounced from one person to the next
-they mis-estimated the 'grand opening' of the Tuscany Apartments in Aug 06, leaving a couple hundred students without housing for the first month of school while they finished. They compensated for only partial costs of finding other housing for that month.
-they have threatened and intimidated other housing providers in the USC area through endless litigation. When they did it to the USC/Gateway project, USC itself finally counter-sued them and won. As of Feb 08 Conquest has been prohibited from interfering with development projects in the area.
-they illegally evicted 55 families from near Isla Vista; counter-lawsuit still pending
All things considered, stay the heck away
Great, All Inclusive Housing – Conquest is the greatest because they do not nickel and dime you like all the greedy landlords in the area. They include parking, Internet and Hi Def Dish Network in rent. Who else does that???
Service You Won't Find Anywhere Else – I think Conquest is the best housing in the area because the people there actually care. When they upgraded my building to HiDef, I was unable to get it to work. They sent a guy to my apartment who worked on it for two hours and still could not get it up. He drove all the way from my apartment at Carolina to the office to get another box and returned back to my apartment to try again. He ended up staying until 11 pm to get it working because he knew I wanted to watch the basketball game the next night. It is pretty sick. Everyone in my building watches the games in HiDef on my plasma now!
Conquest is the Best Choice for Housing in the USC Area – I am currently a senior at USC and I have been a Conquest resident for almost 3 years. I have nothing but great things to say about Conquest. I lived in their Palisades building my sophomore year, and lived in Tuscany for my junior and senior years. Both buildings were great to live in. The Conquest management staff is professional and helpful, which you can?t find with any other housing provider in the USC neighborhood. Sure the price is a little higher, but in my mind it has always been worth it. Their buildings are the best, they have a full maintenance staff that always responds to any problems and they have great service. They are the only ones in the area with 24-hour security and night patrol. I locked myself out twice at three in the morning after getting home from parties and they were there in five minutes to let me in with no attitude whatsoever! My single favorite thing is their MyConquest feature on their website. It is so PIMP! I pay my rent on there, I can check my ledger on there, get a copy of my lease, and do a maintenance request on there. Also, the pool scene at Tuscany is insane??
